🏠 Three Stories Up in Flagler Beach Today!

Pressure cleaning a tile roof that has had years of mold and mildew buildup. This is not your average weekend project… this roof sits three stories above the ground, and every inch has to be carefully cleaned before the next step.

The goal is to restore the roof and prepare it for a clear protective roof sealer that will protect the tiles for years to come. Once the roof is complete, the entire exterior of the home will receive a major facelift as well.

⚠️ Safety is critical on jobs like this.
I’m fully tied in with a professional safety harness system, anchored with bolts into the wall where the rope is secured. Working at this height requires experience, patience, and the right equipment.

This is not a DIY project and definitely not for someone afraid of heights.

But when done right, the results can completely transform a home and extend the life of the roof.

🎥 Behind the Scenes of a Painter’s Life 🎨

Most people only see the “after” photo… the fresh color, clean lines, and finished look.
But what you don’t always see is everything that happens behind the scenes.

The early mornings.
The pressure washing.
The masking.
The caulking.
The repairs.
The setup and cleanup.
The filming.
The editing.

I’ve been doing this for almost 30 years, and painting isn’t just a job to me — it’s how I provide for my family, build relationships, and take pride in honest, hands-on work.

Before & After – Coastal Exterior Painting Done Right

I’m posting two photos:
👉 One of the house before painting
👉 One mockup showing how it will look after completion

This is a bright exterior color, and with colors like this, preparation is everything.

Before any finish paint goes on, the entire exterior is fully primed and sealed with a pigmented masonry primer/sealer. This is not optional in my process. This primer becomes the foundation of the coating system — it penetrates the stucco, fills pores, and bridges hairline cracks, leaving approximately a 10-mil thick protective layer.

Most painters skip this step because it takes:

More time

More labor

More material

More money

But skipping it is exactly why most paint jobs fail in a few years.

Once the house is fully primed and sealed, I apply two full coats of Benjamin Moore High-Build exterior coating, adding another ~10 mils of thickness.

The goal:

✔ 20 mil total coating thickness
✔ 15–20 year life expectancy
✔ Protection against UV, moisture, salt air, and cracking

For comparison:

A typical rolled-on paint job is 1–2 mils if you’re lucky

My system is 10× thicker than an average one-coat paint job

This is the difference between a paint job and a coating system.
It’s an investment, not a cosmetic cover-up.
