From Planning to Turnover

The Inherent Way carries through every phase of a project, from early planning to final turnover.

We believe the handoff process deserves just as much attention as the build itself. Clear documentation, organized systems, and a thoughtful transition ensure our clients are set up for long-term success.

Our role is not just to deliver a finished space. It is to deliver a space that works from day one.

We are digging deeper into our Superintendent Series.

Here, Dave Bowden shares his perspective on a critical part of the job. When you walk onto a jobsite first thing in the morning, what are the main things you are thinking about before the workday really gets going?

For Dave, it starts with one simple but essential habit. Walking the project every day.

The most valuable tool on any jobsite is not found in a toolbox. It is consistency. Walking every space, every day, creates the opportunity to catch issues early, maintain quality, and keep the jobsite clean and organized. It is often the small details, identified at the right time, that prevent larger challenges down the line.

At Inherent Commercial, this hands-on approach is part of how we deliver reliable results across every phase of construction. From first installation to final walkthrough, being present matters.

It is how we protect quality, support our teams, and keep projects moving forward across Indianapolis and throughout Indiana.

Eight37 Lofts continues to take shape in Shelbyville, transforming a previously fire-damaged site into a vibrant, 138-unit workforce housing community.

This project reflects what thoughtful construction can accomplish. From sustainability-focused design to efficient use of space, every phase is centered on creating high-quality living environments that serve real community needs.

In partnership with TWG and TIMO Architecture, we are working toward a Spring 2026 completion that will bring a mix of 1–3 bedroom units to the area. Developments like this play an important role in expanding access to attainable housing across Indiana.

We are proud to be part of a project that turns past challenges into long-term opportunity.

Built Through Experience

The Inherent Way was not created overnight. It was built project by project.

Every challenge, every success, and every lesson learned has shaped how we approach our work today. We have taken the time to write those processes down, test them in the field, and refine them as we grow.

That investment allows us to bring a level of consistency and preparation to every project, regardless of size or complexity.

Because experience only creates value when it is applied with intention.

Momentum continues at LEO @ Carmel as this large-scale community moves closer to reality.

Progress on site is moving quickly. The first four buildings have been turned over to the owner, with another four scheduled in the coming weeks. On the east side of the development, over 70 buildings are already up, while paving on the west side is set to begin soon, marking the next phase of vertical construction.

Across the site, multiple phases are advancing at once. Interior finishes are underway in several buildings, drywall and rough-ins continue in active phases, and new framing has started in Phase 6. At the same time, infrastructure progress, including curb installation and permanent electrical trenching, is helping support the next stages of development.

This 350-unit community blends single-family homes with garden-style apartments, creating a walkable, connected environment designed for modern living. With strong collaboration between Advenir | and Nequette Architecture & Design | , the project reflects a shared commitment to quality and thoughtful planning.

Large projects like this require coordination, communication, and trust at every level. From site development to vertical construction and interior finishes, our team remains focused on delivering a seamless process and a strong final product.

We look forward to seeing this community come to life and make a lasting impact in Carmel |

We are continuing our Superintendent Series with insight from our field leadership.

Here, Craig VanCuren shares his approach to problem-solving in the field. When something is not going according to plan, whether it is a field issue, a contract document question, or an architect correction, how do you approach corrective action and communication to get things back on track?

For Craig, it starts with communication and asking the right questions.

Many challenges in the field come down to scope clarity and alignment with subcontractors. Instead of stepping in to immediately solve the issue, Craig focuses on guiding our superintendents to ask better questions, encouraging conversations that lead to the right answers.

This approach builds stronger teams, improves accountability, and keeps projects moving forward with clarity.

At Inherent Commercial, leadership in the field is not just about solving problems. It is about developing people and creating processes that prevent those problems from repeating.

Progress continues at Wabash Place, where a new chapter in Terre Haute’s housing growth is taking shape.

With spring weather creating momentum on site, crews have been moving quickly across multiple buildings. Framing on Building Two and the clubhouse is nearing completion, while first-floor framing has officially begun on Building One. Recent progress also includes roof trusses and decking completed on Building Two, window installation underway, and porch and plumbing work advancing at the clubhouse.

It is exciting to see this community begin to take shape in a tangible way.
This 120-unit multifamily development is designed to provide quality housing options aligned with Area Median Income, supporting long-term affordability for local residents. Projects like this go beyond construction. They contribute to stability, accessibility, and growth within the community.

As we move forward, it is rewarding to see how thoughtful planning and strong partnerships translate into real progress. One development at a time, we are helping strengthen Indiana’s housing landscape.

Inherent Commercial is proud to support projects that improve quality of life and meet the evolving needs of communities across the region.

What is The Inherent Way?

The Inherent Way is not a tagline. It is how we operate every day.

From the beginning, we have documented our processes, refined them through real project experience, and continued to improve them as we grow.

What started as a commitment to doing things right has become a clear and repeatable approach across every phase of construction.

It creates consistency for our team, clarity for our partners, and confidence for our clients.

Because great construction is not just about ex*****on. It is about having a process you can rely on.

We are looking forward to being back at the IBJ Fast 25 this year.

Hosted by Indianapolis Business Journal, this event highlights some of the fastest-growing privately held companies in the region, based on revenue growth over the past two years.

We are proud to be nominated again and to be part of a group of organizations that are continuing to grow, evolve, and make an impact across Indianapolis.

Events like this are a great reminder that growth is not just about numbers. It is about people, partnerships, and the work being done every day to move businesses forward.

We are looking forward to connecting with other companies, sharing experiences, and celebrating progress together.

Safety is not something we revisit once a year. It is something we reinforce every day.

Last month, our team participated in a hands-on safety training focused on equipment operation, hazard awareness, and best practices in the field. These sessions are an important reminder that safety is not just a policy, it is a shared responsibility across every level of our team.

At Inherent Commercial, safety is built into every phase of every project. It starts with leadership setting clear expectations and continues with each individual on site taking ownership of their environment.

From recognizing potential hazards to speaking up when something is not right, every team member plays a role in keeping the jobsite safe.

That commitment is supported through ongoing training, strong processes, and trusted partners like Safety Resources, who help us continuously improve through audits, education, and proactive planning.

Because at the end of the day, the most important outcome on any project is that everyone goes home safe.

Taking time to recognize the people behind the work.

This month, we are celebrating both birthdays and work anniversaries across the Inherent Commercial team. These milestones reflect the consistency, growth, and commitment that drive every project forward.

Happy Birthday to Justin Barnhart on May 24th.

And congratulations to those celebrating work anniversaries:
Jim Hadley – 1 year
Zak Batt – 4 years
Alexa Nicklick-Stahl – 1 year

Each of these milestones represents more than time. It reflects the relationships built, the challenges tackled, and the steady effort that strengthens our team and our projects across Indianapolis and beyond.

We appreciate the role each of you plays in delivering quality work and building trust every day.
