Ever seen a giant sculpture made entirely out of canned food? That is Canstruction.

Every year, teams across Long Island get 12 hours to build massive structures out of thousands of cans. They go on public display, and when the event ends, every single can is donated to local food banks.

JM2 Architecture has been part of it every year since 2019, and we are back for 2026. Every dollar you give buys cans for our build, and every can goes on to feed a Long Island family. Help us build something that feeds our neighbors.

Originally a modest two-story walkout with a limited second floor, this single-family residence was reimagined into a luxurious coastal retreat that maximizes both height and living space while remaining sensitive to its setting on Northport Harbor.

Thoughtfully designed to capture sweeping waterfront views from its elevated site, the home balances timeless coastal architecture with refined, light-filled interiors, creating an elegant retreat that embraces its dramatic harbor backdrop.

A weekend house on the Connetquot River, brought back to life.

Inside, a new kitchen, an expanded living and dining room, and a new primary suite, with all new finishes throughout. Outside, the stucco was repaired and repainted and the overgrown vegetation was removed.

A rooftop pool and dining terrace facing the sunset, sidewalk dining at street level, and event space for weddings, all a short walk from the water.

Permits are in and construction has started on Este restaurant in Montauk.

John Mahler walks through the design: a two-story contemporary building with bars and restaurant space on both floors, a rooftop deck for dinner and drinks, and wraparound balcony walkways for moving through the space.

Este is the next phase of the campus, next door to a motel we helped finish renovating. We'll keep you posted as it goes up.
