Before you sign anything, ask these 5 questions. A great builder won't flinch at a single one they'll be glad you asked.

1️⃣ Are you licensed, bonded & insured? (Get the actual numbers don't take "yep" for an answer.)
2️⃣ Can I talk to your last 3 clients? Not your best 3 your last 3.
3️⃣ Who's on site every day managing my build?
4️⃣ How do you handle change orders & overages in writing?
5️⃣ What's NOT included in your bid?

Out here at Caddo Mills with Trevor from Roof ER putting on the good stuff. Class 4 shingles, Kevlar-backed, hail-rated. This is what we use on every build.

Polyseal flashing draped over every window head, sealed tight against the spray foam above. It's the kind of detail you'll never see once the drywall goes up but it's the difference between a house that leaks in 5 years and one that doesn't. Most builders skip it. We don't.
