October's calendar is opening up.

Interior work that starts next month still finishes before the holidays. Kitchens, bathrooms, basements. If it involves an addition or a permit, that's a different timeline and we'll tell you straight.

Bergen, Essex, Passaic and Morris.

Comment FALL and I'll tell you what's realistic for what you've got in mind.

Save this one. It's useful whether you hire us or not.

Three things to ask any contractor in New Jersey before you sign:

1. Their registration number. Every home improvement contractor in NJ has to register with the Division of Consumer Affairs, and the number has to be on your contract. Look it up yourself on the Consumer Affairs website. Ours is NJ Reg. .

2. A certificate of insurance with your name on it as certificate holder, from their insurance agent, not a photocopy. Then call the agent and make sure it's active.

3. A lien waiver every time you make a payment, showing the people who worked on your house got paid.

A good contractor hands all three over without hesitating.

Know someone about to sign a contract? Send this to them.

Swipe. Same room.

The first photo is one corner of an unfinished attic: bare studs, a plywood floor, old blinds, a couple of storage shelves. The second is pulled back to show the whole space after we finished it. Custom closets, an island with drawers on every side, a vanity by the window.

Most houses have a room like that first photo. An attic you only go into for holiday boxes. A basement that's just storage. A spare room nobody uses.

It doesn't look like much until you see what it could be.

Got a space like that? Comment FALL and I'll send over what a realistic timeline looks like.

Every project we finish has people behind it the homeowner never meets.

TJ at Ferguson Home is one of ours. Straight answers, steady service, and the same effort on a small bathroom as on a full build.

That kind of consistency is worth more than most people realize. When the people you rely on are reliable, everything downstream of them gets easier β€” including your project.

Thanks, TJ. And thanks to the whole Ferguson team.

Two bathrooms, same square footage, forty thousand dollars apart. Here's the actual difference.

The cheaper one is a refresh. Everything stays where it is, the tub comes out and a new one goes in the same spot, you get new tile and new fixtures and the room looks great. Nothing wrong with that job. We do them.

The expensive one is a rebuild. The plumbing moves. The shower gets framed and tiled instead of dropped in. And whatever we find when the walls come off gets dealt with instead of covered back up.

Most people land in the middle. What decides it usually isn't taste β€” it's what's behind the wall and whether the layout is working.

Not sure which one your house needs? Comment FALL to communicate with our team.

This one started with a leaking shower.

That's how a lot of bathrooms begin. Something's wrong, it needs to stop, and once you're actually looking at it, replacing the one broken thing stops making sense.

Fair Lawn. New shower, freestanding tub, new vanity, new floor.

If something in your house has been leaking longer than you'd like to admit, comment FALL and I'll send you what a realistic timeline looks like.

This is the part nobody posts.

Bare studs, plywood floor, old blinds still hanging. Every finished room you've ever scrolled past looked like this first.

We show it because you should know what you're walking into before you're standing in it.

Stay tuned for the transformation...

Everyone asks the same question in September: can we still get this done this year?
For an addition, no. For an addition next spring β€” yes, if you start now.

Here's what nobody explains.

Four things have to happen before a shovel touches your yard, and only one of them has a deadline attached to it. The town owes you a permit decision in 20 business days. Your architect doesn't owe you drawings on any schedule. Your surveyor doesn't. And if you need a variance, the zoning board meets once a month, whether you're ready or not.

That's not a complaint. It's just the calendar. You can either join it in September or find out about it in February.

Swipe through the order it has to happen in.

"On time and on budget." β€” Paul's words, not ours.

We got the chance to work with Paul at his Short Hills home. Thank you, Paul, for trusting us with your house.

A job we say yes to is a job we show up for, whether it's a full addition or a short list of things that have been bugging you since you moved in.

Paul came to us through a referral, which means somebody put their own name on us before we ever met him. That's not something you get a second shot at.

Planning something for this fall or next spring?

DM FALL and I'll walk you through what your timeline honestly looks like. No pitch, no site visit unless we both think it's worth one.

We made a decision early on at Modern Building Group: we don't 'run estimates.'

Here's why.

A contractor who shows up at your house after a 2-minute phone call doesn't know your project yet. They're giving you a number before they understand your goals, your timeline, your priorities, or what your home actually needs.

We do it differently:

πŸ“ž Step 1: Complimentary phone consultation. We ask real questions. We listen. We figure out if we're the right fit for each other β€” before anyone drives anywhere.

🏠 Step 2: If it makes sense, we schedule a site visit. By then, we already understand your project.

πŸ“‹ Step 3: Detailed written proposal. No vague ranges. Real numbers for your specific project.

This approach means we only show up where we can genuinely help β€” and homeowners only invest time with a contractor who's already done their homework.

πŸ“ž Call us. Let's have a real conversation.

We serve Bergen, Essex, Morris, Passaic, Union, Hudson, and all of North Jersey.
