I stopped by a project that is wrapping up in Palatine this afternoon to see how it turned out and take a few photographs. All the inspections are passed. The client did a great job with the finishes and it should be ready for renters early next year.

I stopped by the job site this afternoon. Demolition is looking nice. Only 1 surprise uncovered in the 100 year old framing. The second phase of the project should be ready for permit shortly. It's a great start to 2024!

I just got word that a building permit for a project in Chicago was approved. The drawings were submitted in October. There were a handful of minor comments that were addressed in January. It took the building department a full 29 weeks to review a simple residential addition. Something is not right with the review process at the building department.

A friend of mine had a house fire last night. The family all made it out safely, but the house is a loss. It got me thinking about fire safety in my own house and that I should probably replace our smoke detectors.

1. Smoke detectors should be replaced every 10 years.
2. Current codes require smoke detectors in each bedroom and outside every sleeping area in the vicinity of the bedrooms.
3. Smoke detectors should be installed on each story, including basements and habitable attics.

I know what I'm doing this weekend. How about you?

I'm working on two projects that were both built within a few years of each other, and within a few blocks of each other. Both houses have an area where the ceiling joists span the entire width of the house. In one house the builder used a simple beam, and in the other someone rigged up a field built "truss" at each end of a beam. Only one of these solutions performed without any ceiling cracks.

The owners received their building permit yesterday for this great project in Skevanston! Construction should be kicking...

Using Google sheets and docs for all my admin work has its good and bad sides. One bad side is when you are almost done with the permit response letter and the WiFi drops out. Restarted all the boxes. Not sure I can do anything else but wait.

Small suburban municipalities making complicated zoning formulas for the size of houses you can build can be amusing. A large lot causes an error in the maths and results in a negative building size.
Theoretical buildings only?

I just emailed a simple question to a building department and got a very quick non response that went on for 3 paragraphs and didn't answer my question. They also copied 18 other people from the building department.
I'm picturing them holding a weekly contest between the other 18 people in the department for longest non answer and this was his submission so he had to copy everyone on it. Well good luck sir, just split the prize with me.
