🏠 PLANNING MULTIPLE HOME IMPROVEMENTS? THE ORDER MATTERS.
When fixing up a home, a good general rule is to work from the top down and from the outside in.
Completing projects in the right order can prevent damage to new materials, eliminate duplicated work, and save you money. Here is the sequence we generally recommend:
Structural and foundation repairs
Chimney and masonry work
Roofing, skylights, and roof penetrations
Windows and exterior doors
Siding, soffits, fascia, and exterior trim
Exterior preparation, painting, and finish work
Gutters and downspouts
Interior plumbing, electrical, and HVAC work
Interior ceilings, drywall, plaster, and painting
Basement finishing
Landscaping and final details
Why does the order matter?
If your chimney needs rebuilding or repointing, it is better to complete that work over your old roof—not over brand-new shingles that could be damaged by staging, foot traffic, tools, or falling mortar.
The same applies to gutters. Installing gutters before replacing the roof can mean removing and reinstalling them, and they may be damaged during the roofing work. However, exterior painting should usually be completed before the new gutters and downspouts are installed so painters can properly access the fascia, trim, and areas behind the downspouts.
Interior repairs should generally wait until the home is watertight and the heavier exterior work is complete. Roofing creates vibration, which can occasionally contribute to minor cracking in older plaster or drywall. There is also little sense in repairing a water-damaged ceiling until the source of the leak has been permanently corrected.
Every home is different, and active leaks, structural problems, or drainage issues may need immediate attention. When several projects are planned, having the contractors coordinate their work can make the entire process easier.
The simple rule to remember:
