Inspection Findings:
Carpet was pulled back due to moisture concerns, revealing evidence of previous water intrusion along the perimeter of the basement floor. Water damage is visible at the wall-to-floor joint, and the existing wall covering has been removed, exposing insulation board and signs of moisture behind the finished wall.

After opening the wall, a vertical crack was found in the poured concrete foundation. Rust staining and water tracks indicate that the crack has allowed water to seep into the basement over time. Continued seepage can lead to mold growth, damage to flooring and drywall, and deterioration of interior finishes.

Recommended Repairs:

* Remove any remaining water-damaged materials.
* Perform mold remediation where necessary.
* Install high-pressure injection ports.
* Inject polyurethane grout into the foundation crack to create a flexible, watertight seal and prevent future seepage.
* Verify the repair with a water test if needed.
* Replace damaged insulation, drywall, trim, and flooring after the area has completely dried.

The bathroom ceiling shows visible mold growth caused by excessive moisture and poor ventilation. The lack of a properly functioning exhaust fan allows steam and humidity from daily showers to remain trapped in the bathroom, creating ideal conditions for mold buildup on the ceiling surface.

* Active or past seepage noted at the base of the crack, with moisture staining and mineral buildup.

* Some areas show signs of moisture pe*******on along the wall line, indicating possible hydrostatic pressure from outside.

Work Performed

The attic shows visible signs of moisture intrusion and mold growth on the roof sheathing. Multiple areas exhibit dark staining and widespread spotting consistent with microbial growth. The pattern of damage suggests ongoing or repeated exposure to moisture rather than a one-time event.

The wood sheathing in several sections appears saturated and discolored, indicating prolonged damp conditions. Insulation below is disturbed and likely contaminated due to exposure to mold and moisture.

The extent and distribution of the growth suggest potential contributing factors such as roof leakage, inadequate ventilation, or improper exhaust venting into the attic space.

Overall, the attic is in compromised condition and requires professional remediation, including removal of contaminated materials, treatment of affected surfaces, and correction of the underlying moisture source.

Hidden water damage behind finished walls ⚠️
What looks clean on the outside can hide serious issues underneath—cracks in the foundation letting moisture in, damaging insulation and framing.
We opened the wall, identified the problem, and got it ready for proper repair.
