Well this was a day of hustle. Apex Electric had a call to reattach loose 400amp meter box to house; from pictures Jason knew something was amiss, so we met to give it the ole stink eye and assess in real time. First thing i noticed from initial pictures was no kick out flashing, told him walls probably rotten from water getting into it and why box came loose😩

Well, Ill let the pictures explain what we found, and it was a doozy of a long day having MidAmerica kill power at pole so Apex Electric could remove meter panel and Data box completely, so we could strip wall and replace everything rotten to get home back upto s***f. New wall studs/sister studs, insulation, wall sheeting, proper flashing with ice guard and metal at garage to house joint, new PVC backer board for meter panel with proper flashing on top to shed water around and down. Then put things back together waiting for MidAmerica to return to repower house/out buildings- lots of hustle and experience to make this happen in the short time it took😎

Love the little fill in jobs while we have our amazing subs doing their part on the larger, multi faceted jobs. City was trimming trees, crashed into their old steps/door; so needed to give them an upgrade for easier access/safer access- which resulted in a little porch😎

Yet another “fun” discovery, and my argument that building permits are not all bad. Starting a pretty straightforward gut in a basement to do floor plan change of a bathroom/relocate tub/toilet/vanity….pull ceiling down and couldn’t believe what I seen.

11 3/4” TJI floor joists, with a 10” hole someone cut to feed heat duct- essentially they cut the joists in half.

So now instead of starting job quoted, its 5 steps backwards, additional work by plumber/electrician, bring in HVAC company to redo ducting correctly after plumber cuts/removes waterlines passing through failed floor joists, electrician unhooks and pulls out all circuits running through joists, appliance tech cuts/removes section of central vac line.

Then we have to sister new floor joists in place so first floor doesn’t collapse, crack drywall upstairs, after the specialized subs put all they removed back together, now need to build box soffit to hide new ductwork going UNDER the floor joists.

The worst part, these new homeowners are on the financial hook to make these repairs from some schmo that thought they were doing something smart🙄🤬 Absolutely frustrating since its a unexpected expense for them, and lost days on our schedule that affects all our clients start dates

Pretty big kitchen/utility room/1/2 bath face lift. Nichols in Evansdale knocked it out of the park giving client a massive upgrade in additional storage, user friendly kitchen/smoother workflow for their needs. Cleaned up an insane plumbing debacle in the utility room and now everything is vented/drains correctly/like new. 1/2 bath got freshened up (not 100% decor complete obviously missing shelves/mirror) but so much cleaner than what they lived with!

A little picture heavy but not nearly all the pictures/videos documented the facelift🤪 but as always on renovating existing homes; you find surprises, address them, and give the clients the product they envisioned, we just do our best to make sure its what they imagined become reality.

Blessed to have what I consider the best subcontractors/friends in the area to ensure every phase is done professionally and beautifully that all our clients absolutely love having them help on their home for the utmost piece of mind😎
