Said I'd be back Thursday. Here's the after.

Same 50 year old metal roof on the local bus company in Andover. We cleaned the surface, removed the areas with substantial rust, primed every affected area, and applied Everest Systems EverMetal EC Acrylic Coating across the entire roof.

What you're looking at is a roof that was written off by most people who saw it. A roof that's been sitting on that building for over half a century. It's not going anywhere.

The right prep work is what makes a coating perform. Skipping the rust treatment and going straight to coating is how jobs fail. You have to deal with what's underneath before you put anything on top. That's what we did here and that's what the finished product reflects.

A 50 year old roof that looks like it just got built. That's the point.

This is a metal roof on a local bus company here in my hometown of Andover. The roof is over 50 years old and was last painted roughly 20 years ago. What you're seeing is the original factory finish and that paint job both breaking down over time. Rust has worked through in areas and the surface had deteriorated to the point where most people would have called it done.

It wasn't.

A roof this age with good bones underneath doesn't need to be replaced. It needs to be evaluated honestly. We looked at it, assessed the condition of the metal, and determined there was significant life left in it. The right approach was to clean it up, treat the rust properly, prime the affected areas, and coat it correctly.

That's what we did. Come back Thursday to see what it looks like now.

Replace vs rejuvenate. If your shingles are aging but the roof is still structurally sound, this is a conversation worth having before you commit to a full replacement.

Rejuvenation restores the flexibility and water shedding ability of asphalt shingles that have dried out over the years. It's the difference between treating what you have and tearing it all off to start over.

Here's why it's worth a look:

Cost. Rejuvenation typically starts around 30% of what a full replacement runs. For a roof that doesn't actually need to be replaced yet, that's a significant difference.

Less disruption. No tear-off, no dumpster in the driveway, no crew on your roof for days, no old shingles headed to the landfill. Most jobs are done in a single visit.

Warranty backed. The treatment carries a manufacturer warranty, so this isn't a temporary patch. It's a real extension of the roof's service life. Specific warranty terms depend on the product and the condition of your roof, and we walk you through exactly what's covered before anything starts.

Rejuvenation isn't the right answer for every roof. If the shingles are failing or the structure is compromised, replacement is the honest recommendation and we'll tell you that. But a lot of roofs getting quoted for replacement still have years left in them. It's worth knowing your options before you spend the money.

If you've been told you need a new roof, it might be worth a second look.

Soft washing siding. Here's why the method matters more than most people realize.
The instinct with a dirty exterior is to blast it with a pressure washer. High pressure feels like it's doing more, but on siding it can actually cause damage. Forced water gets behind lap siding and trim, where it doesn't dry out easily and can lead to moisture problems down the line. On older or brittle surfaces, the pressure itself can crack or pit the material.

Soft washing takes a different approach. Low pressure paired with the right cleaning solution does the work chemically instead of with brute force. The solution breaks down algae, mildew, oxidation, and general buildup, then it rinses away clean. No water driven where it shouldn't go, no risk of damaging the surface you're trying to protect.

It also lasts longer. Pressure washing knocks off what's on top. Soft washing actually kills the organic growth at the root, so it takes longer to come back.

For most homes, soft washing is the right call. It's the difference between cleaning a surface and respecting how it's built.

Has your home maintenance list taken a back seat? Maybe the back seat of a car you haven't cleaned out since 2022?
You're not alone. Life gets busy and small things get pushed. The problem is small things have a habit of becoming bigger things when they sit long enough.

What you're looking at here is a collection of exactly that. A door kick plate rotting out and pulling away from the house. Two separate pieces of siding that blew off in storms, one at the peak of a gable end, one under an eave. And a woodpecker hole the homeowner tried to handle with foil tape and string. Creative, but not a permanent fix.

All of it is repairable. None of it is an emergency yet. But left alone through another winter, the math changes pretty quickly.

This is exactly the kind of work we do. No job too small, no list too long. If you've got a handful of things around the house that have been waiting for the right time, that time is now.

Pull the list out. Give us a call. We'll get it handled.

Does your commercial building have a roof that looks like this?

Before we touched this one, it was quoted for full replacement at $1.3 million. We restored it instead for roughly 40% of that cost. Same result, significantly less money out the door, and it came with a 20 year material warranty and a 5 year workmanship warranty.

Roof coating and restoration isn't the right answer for every situation. But when the underlying structure is sound, restoration is worth having a real conversation about before committing to replacement. Most property owners and managers don't realize it's an option until they're already deep into a replacement bid.

What's included in a warranty varies depending on the system, the manufacturer, and the scope of work. We walk every client through exactly what they're getting before anything is signed.

If you have a flat or low slope roof and you've been told replacement is the only option, it's worth a second opinion.

Back on this 900 sq flat roof in Burnsville for the annual check.

Coated this one last year. Part of what comes with that is we stay on it. At minimum once a year, we're up here verifying drainage is working, checking the condition of the coating, and looking for anything that crept up since the last visit.

This one has a geese problem. They're up here constantly and the mess they leave behind isn't just a cleanliness issue. Goose waste can actually break down silicone coating over time if it sits long enough. That's the kind of thing you only catch if you're looking.

White roof coatings also carry a cleanliness requirement tied to energy efficiency code. So keeping it clean isn't optional, it's part of maintaining what the coating is supposed to do.

Annual inspections aren't about finding problems. Most of the time there's nothing major. But when something does develop, catching it at year one is a completely different conversation than catching it at year three.

Commercial property owners and managers, take a look at this.

Those dark spots are dirt and debris that settled in the low spots where water sits after it rains. It's a common thing on flat roofs and most people don't think much of it. But that buildup is worth paying attention to.

Keeping a flat roof clean is one of the simplest things you can do to extend its life. Debris that sits in low areas holds moisture against the membrane longer than it should. On a coated roof, prolonged contact with organic buildup can break down the coating over time. Dirt and debris also make it harder to spot early signs of wear, cracking, or seam issues before they turn into something bigger.

A clean roof is easier to inspect, easier to maintain, and gives you a much clearer picture of what you actually have up there.

Most flat roofs don't get looked at until something goes wrong. Regular cleaning and an annual inspection is a low cost way to stay ahead of that and get more years out of what's already there.

Soft washing siding is one of those things that looks simple but the method matters a lot.

Pressure washing vinyl or lap siding the wrong way forces water behind the panels, which leads to moisture problems you won't see until later. Soft washing uses low pressure and the right chemistry to clean the surface without driving anything into places it shouldn't go.

Most siding just needs a good cleaning. Oxidation, algae, road film, general buildup. Done right it comes off clean and the siding looks like itself again without any damage to worry about.
