Effingham Homes

Effingham Homes A Better Way To Build A home is where we plant gardens and put down roots. We also keep the lights on in our display homes for "window shopping".

Our mission at Effingham Homes is to provide A Better Way To Build by taking all the time necessary to provide superior customer service that is transparent and honest through each step of the process from start to finish; allowing you to make the best decision for you and your family! Our hours are:

Monday - Friday 9AM - 5PM Saturday 9AM - 4PM
(Please call to confirm if it is a h

oliday)

Arrivals without appointments are requested to come at least one hour before closing, enabling us to attend to our own families. When exploring your options at Effingham Homes, it is important to understand that what you may have intended to be a quick stop can easily turn into an hour long meeting and sometimes even longer when you start the process of actually designing and selecting the finishes for the floorplan you fell in love with! While 90 minutes may seem like a lot of time, it is important to remember that an investment of this magnitude warrants careful consideration and justifies a thorough and unhurried process... even if you are "just looking"

We truly appreciate your cooperation and understanding because a home is much more than a house; it's where we find comfort, acceptance, and a sense of identity. Home is a place where friends and family can gather to celebrate milestones as well as support one another during good times and more importantly, tougher times. If you or someone you know are looking for a place to call home, consider Effingham Homes your knowledgeable source. If you are at our location wanting to view our homes or have questions after business hours, feel free to take one or more of the floor plan brochures located outside of each home on the porch railing. Here at Effingham Homes you will experience "A Better Way To Build." Our pricing is affordable and competitive, the display homes are distinctive and beautiful, and our highly trained and genuinely friendly staff will prove our customer service is exceptional. 🚙✨ TWO WEEKS FROM TODAY — ROAD TRIP! ✨🚙

No, we’re not suggesting you pack a suitcase, make a playlist and start buying gas-station snacks at 8 AM. 😂

But if a new home might be in your future, this is one road trip that could actually be worth the miles.

Our friends at Heckaman Homes in Nappanee, Indiana are opening their doors for a Factory & Model Home Open House! 🏡

And if you’ve ever wondered what we mean when we say a modular home is built inside a factory… this is your chance to actually SEE it.

🏭 TOUR THE FACTORY
Watch homes being built from the inside out—walls, construction, craftsmanship and all the behind-the-scenes stuff you normally never get to see.

Fair warning: You may come home knowing way more about how houses are built than you ever expected. 😂

🕙 Factory Tours: 10 AM–12 PM EST
Last tour begins at 11:30 AM EST.

🏡 WALK THROUGH 3 DECORATED MODEL HOMES

Because staring at a floor plan and saying, “Okay… but how big does 12' x 14' actually FEEL?” only gets you so far.

Walk the rooms. Check out the kitchens. Peek in the closets. Imagine your furniture. Decide what you love—and maybe discover a floor plan you hadn't considered before.

🎨 THEN HIT THE DESIGN CENTER

Cabinets. Flooring. Colors. Finishes. Options.

Basically, all the fun stuff that turns a house into YOUR house.

📍 Heckaman Homes
2676 E Market St.
Nappanee, IN 46550

Can't make the factory tour? Their Model Center is also open:

• Monday–Friday: 9 AM–4 PM EST
• Saturday: 10 AM–2 PM EST

One important note: Effingham Homes will NOT be attending the event. We're not trying to sneak a sales pitch into your road trip. 😉

We simply think that if you're seriously considering building a modular home, seeing where it starts, how it's built and what the finished product can look like is pretty darn valuable.

So grab your favorite road-trip partner, cue up the playlist, get yourself an unnecessarily large fountain drink and set the GPS. 🚗🥤

You might come home with a whole lot more than gas-station snacks.

🏡 You might come home knowing exactly what you want in your future home.

✨ FLOOR PLAN FRIDAY: The Essence 1

Okay, Essence 1… we see you. 👀

Some homes need a little explaining.

This one really doesn’t.

The Essence 1 by Cavco Goshen / Commodore Homes of Indiana is about 1,400 sq. ft. of “wait… this is a modular home?” energy—and we mean that in the very best way.

From the moment you walk in, it just feels GOOD.

🏡 3 bedrooms + 2 baths
✨ 8½-foot ceilings
🤍 Luxury Vinyl Plank flooring
☕ Built-in coffee bar
🥫 Walk-in pantry
🍽️ Gorgeous kitchen with mosaic backsplash
🛁 Freestanding tub
🚿 54" ceramic tile shower with rain showerhead
🖤 Matte black fixtures & hardware
👗 Large walk-in closet
🚪 36" doors into the primary bedroom, bath & closet

And then there are all those little details you don't fully appreciate until you're standing inside it.

The natural light. The open layout. The storage. The finishes. The way the kitchen flows into the living space. The fact that it feels stylish without trying too hard.

Basically, she's pretty AND practical. 😉

And here's the part we really love: the display home is meant to give you ideas—not tell you exactly how yours has to look.

Change the colors. Choose your finishes. Pick your upgrades. Make different design decisions.

Make it YOUR home.

Pictures and floor plans are great…but this is one you really should walk through.

Come tour the Essence 1 at Effingham Homes and see what all the fuss is about.

We’re calling these two our Employees of the Summer… mostly because we don’t actually have an Employee of the Summer award. 😂🏆

And yes, one of them is the boss’s grandson—which means he had connections. Unfortunately for him, those connections apparently only got him more work. 🤣

In all seriousness, these two WORKED this summer. They showed up, pitched in, got dirty and were a huge help to our crew. We are so grateful for both of them! 💪

Now we’re sending them back to Teutopolis High School for their junior year. Thanks for all the hard work, guys—and have an awesome year!

P.S. Boss’s grandson or not… apparently you still have to earn Employee of the Summer around here. 😉

08/16/2026

Nearly sixty years of marriage had taught Kelly something important about her husband: Tom didn’t change his mind quickly, but he did change it slowly—usually after he thought it was his idea in the first place.

“I’ll go look, Kelly,” he said as they pulled into the lot, his hand a little too firm on the steering wheel. “But I’m telling you right now—we are NOT buying a manufactured home.”

Kelly didn’t argue. She just smiled and looked out the window.

At this point in their life, she had learned silence often worked better than persuasion. Tom didn’t like being pushed, but he always responded to what he saw with his own eyes.

“Fine,” she said gently.

He glanced at her, suspicious. That was the problem with Kelly being agreeable—she usually already knew something he didn’t.

They stepped out of the car and walked toward the model home, the afternoon light stretching across the pavement. Tom kept his hands in his pockets, moving like a man who had already made up his mind but was willing to confirm it.

The moment they stepped inside, he stopped.

Kelly nearly bumped into him.

The kitchen opened up in front of them—wide, bright, and unexpectedly elegant. A large island sat at the center with smooth stone countertops. Clean cabinetry lined the walls. Tall windows pulled in natural light that softened everything it touched.

It didn’t feel cramped. It didn’t feel temporary.

It felt intentional.

Tom looked around once. Then again.

“This is a manufactured home?”

Kelly smiled.

“Manufactured home,” she said simply.

“You know what I mean.”

“Oh, I know exactly what you mean.”

He walked forward slowly, almost cautiously, like the house might change its mind if he got too close. His hand brushed the countertop and stayed there a moment longer than he meant it to.

“This isn’t anything like ours,” he muttered.

And that was the moment Kelly had been waiting for.

Because “ours” had history.

Nearly sixty years ago, they had started their life together in a small manufactured home that looked nothing like this. It had been simple, imperfect, and full of firsts—first home, first kids, first real version of “us.”

Eventually they moved on. Bigger job. Bigger house. The kind of place that once felt like success.

But success has a way of changing shape.

The kids grew up and left. The rooms stayed the same size, but the life inside them got quieter. The house that once felt full slowly started to feel like something they were just maintaining.

Tom lowered himself onto a stool at the island, still studying everything.

“I don’t know about this,” he said.

Kelly sat beside him.

“Tom,” she said softly, “the home we lived in back then wasn’t even built under today’s manufactured housing standards.”

That made him pause.

“What standards?”

She had him now.

“The HUD Code didn’t even exist until 1976. What we lived in and what we’re looking at now aren’t the same thing.”

Tom looked around again, slower this time.

Kelly continued.

“Today’s manufactured homes are built in controlled environments. They’re engineered, inspected, and built to federal standards for structure, safety, electrical, plumbing, and energy efficiency. It’s not what it used to be.”

He leaned back slightly, absorbing that.

Finally, he exhaled.

“Well… it sure doesn’t look like ours did.”

“No kidding,” she said with a small smile.

He stood, opening a cabinet, then another, like he needed to confirm it was real.

“You seem awfully interested for someone who didn’t want to come inside,” she teased.

“I’m just looking,” he said quickly.

“Mhm.”

He wandered toward the living room, still studying everything.

“And you can actually pick all this?” he asked.

“Cabinets, flooring, countertops, fixtures… yes.”

That made him quiet again.

Not skeptical quiet. Thoughtful quiet.

Finally, he said it.

“But it’s still not the same as our house.”

“No,” Kelly said.

That surprised him.

He turned slightly.

And then she added, “And I don’t want it to be.”

That stopped him completely.

“I don’t want rooms we don’t use,” she said. “I don’t want a house that takes your whole weekend just to maintain. I don’t want something that feels like it’s waiting for a life we already lived.”

Tom didn’t answer.

So she reached for his hand.

“I loved that house,” she said. “But that was our raising-kids house. This would be our living-for-us house.”

He looked around again, but something had shifted.

“How much smaller are you thinking?” he asked finally.

Kelly tried not to smile.

“I thought you weren’t interested.”

“I’m not.”

“Of course not.”

“I’m just asking.”

“Sure you are.”

He shook his head slightly, but there was no real resistance left in it.

After a long pause, he said quietly, “It still feels different.”

Kelly nodded.

“It is different.”

And for the first time, he didn’t argue.

Because deep down, he already knew.

It wasn’t about going backward.

It was about finally living in something that matched the life they had now.

Not the one they remembered.

Not the one they used to need.

The one they were still living.

And as Tom stood in that bright kitchen, he didn’t say yes.

But he also didn’t say no.

And for Kelly, after nearly sixty years of marriage, that was how every real decision had always begun.

Quietly.

Slowly.

Together.

08/09/2026

“We can’t keep doing this, Sam.” Margaret didn’t yell it. Honestly, Sam almost wished she had. Instead, she said it quietly from the other side of their little kitchen table, staring down at a stack of bills between them. They had been having versions of this same conversation for months.

Five years ago, things felt different. They were younger. Excited. Just starting out together. Their little two-bedroom rental in town wasn’t anything fancy, but at around $900 a month, it worked. They bought a secondhand couch. Margaret hung curtains in the living room. Sam joked about the ugly kitchen cabinets.

They talked about how someday they’d have a place of their own. -Someday.

But life has a funny way of moving faster than you expect.
And somewhere along the way, $900 became $950. Then $1025. Then $1100.

Now their rent was over $1,100 a month.
For the same two bedrooms. The same old kitchen cabinets. The same walls they couldn’t change. And the same mailbox where another rent increase could show up at any time. But rent wasn’t the only thing going up. Groceries. Utilities. Insurance. Gas. Everything seemed to cost just a little more than it did the month before. So they started cutting back. They ate out less. They skipped little weekend trips. Margaret started putting things back on the shelf at the store. Sam kept telling himself his truck could make it another year. And every month, they promised each other: “Next month will be better.”

But lately, it wasn’t better. Lately, they were fighting. Not the big, dramatic fights you see in movies. The worse kind. The little ones. “Why is the thermostat set that high?” “Did we really need to spend that?” “I thought you paid that bill.” “Can we please not talk about money tonight?”Sometimes one of them would go quiet. Sometimes Sam would take a drive. Sometimes Margaret would lie awake next to him, doing math in her head.

And neither one of them wanted to admit what they were both thinking:
Is this what our life is going to feel like from now on?
They were working.
They were trying.
They weren't living extravagantly.
So why did it feel like they were getting nowhere?
Five years of rent checks.
Five years of making someone else's payment.
Five years later, and they still had nothing with their name on it to show for all those monthly payments.
That realization hurt.

One Sunday, they were sitting at Margaret's parents' kitchen table when her dad asked a simple question. “Have you two ever thought about buying a home?” Sam laughed. Not because it was funny. Because buying a house seemed so far outside their reality that he didn't know how else to respond. “Have you seen what houses cost?” Margaret jumped in. “And we'd need a huge down payment. Plus interest rates. Taxes. Insurance. We can't afford all of that.” Her dad shrugged. “Maybe. Maybe not.”

Then he said something neither of them could quite shake. “Have you actually talked to anybody... or have you just decided you can't afford it?” The car ride home was quiet. Then Margaret looked over at Sam. “Have we?” “Have we what?” “Actually asked anybody?” Sam knew exactly what she meant. No. They hadn't. They had assumed. They had scrolled through listings. They had looked at big numbers on houses online and closed the browser. They had listened to other people complain about the housing market. And somewhere along the way, they had convinced themselves that homeownership was for people with more money. More savings. Better jobs. Parents who could help. People who had somehow figured out adulthood better than they had. But they had never actually asked. So they started asking. Friends. Parents. Neighbors. Anyone they knew who had bought a home.

And the more they learned, the more one question kept coming up: What if buying their first home didn't have to look the way they thought it did?

That's when Sam and Margaret decided to visit Effingham Homes. They almost didn't go. Margaret worried they'd be embarrassed because they didn't know what questions to ask. Sam worried someone would ask their budget and they'd immediately realize they didn't belong there. But they went anyway. And they walked through the first model home. Then another. They opened cabinets. Peeked inside closets. Stood in kitchens imagining where their coffee maker would go. Margaret lingered in one of the bedrooms. Sam stood at the kitchen island looking around.

And for the first time, this didn't feel like scrolling through somebody else's house online. It felt… possible.

They started asking questions. A lot of them. Some probably twice. They learned about manufactured homes. They learned about modular homes. They learned about different floor plans, sizes, options and price points. They learned that a first home didn't have to be enormous. It didn't have to have every upgrade. It didn't have to look like the dream house they imagined owning at 45. It just needed to work for them, right now.

And slowly, the conversation they had been having for years began to change.

Instead of:
“We can't afford a house.”
They started asking:
“What CAN we afford?”

Instead of:
“Maybe someday.”
They started saying:
“What if we could?”

And instead of talking about another year in the apartment...They started talking about a little yard. A kitchen they could paint if they wanted to. A spare bedroom. Maybe a dog. Christmas morning in their own living room. A place where they could plant flowers in the spring and know they'd still be there to see them bloom the next year. A place that was theirs.

That night, Sam and Margaret sat at the same little kitchen table where they'd had so many arguments about money. The bills were still there. Their circumstances hadn't magically changed overnight. They hadn't suddenly become wealthy. But something had changed. For the first time in a long time, they weren't sitting across from each other worrying about how they were going to keep up.

They were sitting beside each other… planning how they might move forward. And sometimes, that's where homeownership begins. Not with a huge bank account. Not with the perfect house. Not with having everything figured out. Sometimes it begins with one simple decision:

Let's find out what's possible.

Sam & Margaret aren't real people. But their story is. There are young couples all around us working hard, paying rising rent, watching the cost of everything climb and quietly assuming that owning a home simply isn't an option for them.

Maybe you're one of them.
Maybe you've already told yourself:
We don't have enough saved.
We probably can't afford it.
Maybe in a few more years.
Maybe.

But before you decide homeownership isn't possible… come ask.

Walk through the homes. Look at the floor plans. Ask the questions you think you're supposed to already know the answers to. Talk about your budget. Explore your options. You may discover that your first home doesn't have to be your biggest home. It doesn't have to be your forever home. It just has to be your beginning. And that beginning may be more attainable than you think.
