Tired of hearing every footstep, TV and traffic sound? 🔇 Sound deadening turns any home into a calm retreat.
Why do it:
• Better sleep
• More privacy between rooms and floors
• Less stress from daily noise
• A home theater that sounds great without bothering anyone
• A feature that can attract buyers
How it works:
• Acoustic insulation: mineral wool inside wall and ceiling cavities soaks up sound.
• Mass loaded vinyl (MLV): a dense layer that blocks noise from passing through.
• Resilient channels: separate the drywall from the studs so vibration doesn’t carry.
• Soundproof drywall: a denser board that cuts down on sound moving through walls.
• Acoustic panels: reduce echo and make rooms sound clearer.
• Door and window seals: close the gaps where sound leaks in.

No nails. No screws. Just incredible craftsmanship. Traditional Japanese framers developed intricate, interlocking wood joints that could connect posts and beams without metal fasteners. Every cut had a purpose. A reminder that great building starts with how the pieces come together.[2]

Every review Spyglass Home Builders has received has been five stars. We’re proud of that, but what means the most is knowing our clients are happy they trusted us with their homes.

A remodel is personal. You’re inviting a team into your space, investing in your future, and trusting them to follow through. We take that responsibility seriously, from the first conversation to the final details.

To our clients: thank you for your trust, your kind words, and your referrals. As a local builder, there’s no better compliment than hearing you’d choose us again.

Thinking about a remodel, addition, or custom home? Send us a message. We’d love to hear what you have in mind.

Your garage door doesn’t have to look like everyone else’s. At Spyglass Home Builders, we also build custom wood carriage doors to fit garage openings 8 feet wide or less.

Real wood, classic carriage-door style, and a custom fit bring warmth and character to your home. It’s a classy look that makes the garage feel like part of the house, not an afterthought.

Thinking about a new look for your garage? Send us a photo and your opening dimensions, and let’s talk about what we can build for you.

6 Ways to Keep Water Away From Your Foundation
Water finds the path of least resistance, and around here that path is usually straight into your crawlspace. After a lot of Seattle winters, here’s the layered system we build into every job:
1. Grade the site — Soil should drop about 6 inches over the first 10 feet away from the house. If your yard is flat or slopes toward the foundation, this is step one before anything else works.
2. Extend the downspouts — A single roof in an average storm can shed hundreds of gallons. Route downspouts 8-10 feet away from the wall instead of letting them dump at the base of the foundation.
3. Shape a swale — Where regrading isn’t possible (tight lot, retaining wall, property line), a shallow swale carries surface runoff around the house to a safe discharge point.
4. Footing / French drain — A perforated pipe wrapped in gravel and filter fabric, set at the footing, intercepts groundwater before it builds pressure against the foundation wall. This is the standard fix for basements and crawlspaces that stay damp.
5. Add a dry well — When there’s nowhere for collected water to go, a buried gravel pit lets it disperse into the soil away from the structure.
6. Waterproof the wall — Grading and drains manage bulk water; a damp-proofing coating or membrane on the below-grade wall stops the moisture that still finds its way through the concrete.
None of these is a silver bullet on its own — they work as a system. Fix the grading first, then add drains where the lot won’t allow enough slope.
Got standing water by your foundation or a damp crawlspace? Send us a photo and we’ll tell you which of these fixes it.

Thinking about a remodel in Seattle? Here’s where your money actually comes back to you.
We pulled the latest Cost vs. Value data for our market and the results might surprise you:
— Garage door replacement: 232% ROI
— Steel entry door: 168% ROI
— Stone veneer: 146% ROI
— Minor kitchen remodel: 129% ROI
Compare that to a major upscale kitchen remodel, which only recoups about 44%. The pattern holds across the board: small, targeted exterior upgrades consistently outperform big interior overhauls when it comes to resale value.
That doesn’t mean skip the kitchen of your dreams — it means know the numbers before you decide where to spend. If you’re weighing a remodel and want a straight answer on what pays off vs. what’s a lifestyle investment, send us a message. We’ll walk you through it.

6 Decking Materials, 1 Big Decision — Which One Fits Your Backyard?
Choosing a deck material isn’t just about looks — it’s about lifespan, maintenance, cost, and how it’ll hold up to Seattle’s rain. Swipe through our breakdown of the top 6 options:
🔹 Composite — near-zero maintenance, 25-30+ year lifespan, but a premium price tag
🔹 Ipe — the hardwood heavyweight (40-75 years!), just needs annual oiling
🔹 Pressure Treated — budget-friendly and widely available, shortest lifespan of the bunch
🔹 Kebony — sustainable, FSC-certified, cooler underfoot than composite or ipe
🔹 Stone Paver — built to outlast everything else (50+ years), but the heaviest investment
🔹 Urethane Waterproof Membrane — the go-to for waterproofing living space below your deck
No single “best” material — just the best fit for your budget, climate, and how much upkeep you want to sign up for.
Thinking about a deck or remodel project? Send us a message and we’ll help you pick the right system for your home.
