Planning a deck for busy family gatherings? Trex Select vs Enhance points to Select for high-traffic use, with a solid 7/8-inch board profile built for demanding conditions. More substantial boards, though they carry standard weight. Which matters more for your project: handling frequent foot traffic or keeping boards lighter to install?

A small roof leak can become a major failure by spring. Winter preparation at home means taking freeze-thaw cycles seriously: water seeps into cracks, freezes, expands, and keeps splitting materials apart. One overlooked leak can worsen with every cycle. Our team at Next Level Exteriors recommends checking your roof before winter sets in. Have you spotted any signs of a roof leak this season?

Planning a deck for everyday life? Composite deck cost should include the stairs, too. A simple 3-4-step run down to grade typically accounts for 5-10% of the project total, a budget line worth checking in every estimate.

Are you planning stairs for your deck, and how many steps will you need?

After a winter storm, clear gutters help prevent deck damage from snow by keeping meltwater from draining onto the boards. A simple check of gutters and downspouts can reduce repeated moisture exposure during freeze-thaw cycles.

Are your downspouts directing meltwater away from your deck?

Planning a built-in bench? Structural engineering for custom decks accounts for its permanent weight as dead load.

A planter adds weight too, even when nobody's using the deck. Our team considers these additions in the load path, from joists and beams to posts and footings. A small backyard upgrade, with real structural impact.

What built-in feature are you considering for your deck?

Choosing composite decking vs cedar? Picture a deck ready for use without a weekend spent staining or sealing. Composite arrives ready to install; cedar needs protective finishing against mountain UV and moisture. One less upkeep task to plan for.

For your Wasatch Front home, would you rather spend more upfront on composite or maintain cedar over time?

Built to withstand Utah winters vs no surprise change orders for fixed price contracting: that's the choice you're making when you sign before the snow starts.

A fixed-price contract sets one total number before work begins. Snow loads, freeze-thaw cycles, and ground conditions can shift mid-project. With cost-plus, every one of those shifts lands on your invoice, plus a markup.

Fixed-price puts that risk on us. The number you agreed on is the number you pay.

If your project hits an unexpected ground condition in January, who should absorb that cost?

What is the best composite decking material? If you're watching your uncapped boards fade and stain while your neighbor's capped deck still looks new, you already know the answer.

Capped boards carry a polymer shell bonded to the core during extrusion. It blocks UV, water, and stains. In high-UV areas like the Wasatch Front, uncapped boards fade within 3-5 years. Capped holds its color because the cap absorbs the UV damage.

Capped composites also expand 30-40% less than uncapped, which matters in freeze-thaw climates where swelling leads to cupping and warping. Yes, you pay more upfront.

If you've replaced boards once already, what finally pushed you toward capped?

Navigating Salt Lake County HOA deck approvals often stalls on one question: does your design fit the neighborhood? The ARC checks five things, and style consistency is one of them. Good news for composite decks. A modern platform with clean lines can pass even when it doesn't match the house next door.

Most HOAs run a three-stage review, and if you submit mid-month, expect a 3-4 week wait since committees meet monthly.

What did your HOA ask you to change on your deck plans?
