We’re excited to share a closer look at Fullsteam ATC, an 11,600 SF transformation at American To***co Campus in Downtown Durham—bringing new life to an existing space and creating a home for brewing, dining, events, and gathering.

Working alongside Maurer Architecture and United Restaurant Equipment, Gateway helped bring Fullsteam’s vision to life through detailed coordination of the architectural design, brewery and food service equipment, utilities, and MEP systems. From installation requirements to sequencing, every piece had to come together to support both day-to-day operations and the guest experience.

Fullsteam calls its new home “Durham’s Front Porch,” and the finished space lives up to that: a Public House and gathering place rooted in the Bull City, local food and drink, and bringing people together.

Whether you’re stopping in for a locally brewed pint, grabbing a bite, catching an event, or settling in with friends and family, go experience Fullsteam ATC for yourself!

A huge thank you to our Gateway team and trade partners for all the hard work bringing this space across the finish line. We can’t wait to see it activated later this month and, even better, see people enjoying it!

Red Phone Booth is now open in Downtown Durham! 🍸

Gateway is proud to have been part of bringing this 3,948 SF Prohibition-era speakeasy to life, creating an immersive hospitality space filled with custom details and plenty of character.

The project features public and private bar areas, highly custom millwork, an extensive trim package, and a unique mix of tile, pavers, LVT, and carpet. Behind the finishes, our team coordinated a 50-ton HVAC system with 100% outside air, the largest system the engineer had designed to date.

One of the most unique moments of the build came while setting the signature phone booth. Our team filled the subgrade slab with ice, slid the booth into position, and let the ice melt to set it exactly where it needed to be.

From creative problem-solving behind the scenes to detailed craftsmanship throughout, Red Phone Booth delivers the feeling of a true hidden speakeasy right in the heart of Downtown Durham.

Gateway Building Company transformed a 4,121 SF contemporary, first-generation sushi restaurant from shell space into a vibrant dining destination. The project featured a full commercial kitchen, custom millwork, specialty finishes, and a modern dining environment that brought the owner’s vision to life.

Behind the scenes, success depended on seamless coordination. Our team managed the integration of complex mechanical, electrical, plumbing, and HVAC systems to support the demands of a high-performing commercial kitchen while maintaining quality, schedule, and attention to detail throughout construction.

Projects like Uwa Sushi & Grill demonstrate what we do best: combining craftsmanship, collaboration, and technical expertise to create spaces that perform as beautifully as they look.

We are proud to celebrate the opening of Lutra Cafe & Bakery at American To***co Campus in downtown Durham.

Transforming this historic space into Lutra’s first brick and mortar location required thoughtful planning and close coordination from start to finish. The existing building presented unique challenges, including limited ceiling space and complex mechanical, electrical, and plumbing requirements. Our team worked closely with the design and engineering partners to successfully integrate the bakery’s specialized equipment while preserving the character of the building.

Every element of the space was carefully executed, from the custom bakery display case and merchandising fixtures to the warm wood finishes, colorful materials, and handcrafted millwork. The result is a welcoming environment that reflects Lutra’s identity while supporting the functionality of a busy bakery and café.

Congratulations to Chef Chris McLaurin and the entire Lutra team on this exciting milestone. We are grateful to have been part of bringing this vision to life!
