A home inspection found moisture in the ceiling below this HVAC system. Here’s what we found.

The system looked fairly normal at first glance, but once we inspected the installation more closely, we found air leaks around the ductwork and a significant restriction on the return side. Together, these conditions were contributing to the moisture problem.

This wasn’t something that needed a quick patch.

We replaced the return plenum, supply plenum, and zone dampers, corrected the air leaks and return-side airflow issues, and addressed the HVAC-related sources contributing to the moisture.

Problems like this are a good reminder that an AC system can be cooling the house while airflow, ductwork, and moisture problems are developing out of sight in the attic.
