🔥 Home Safety Tip: Is it time to update your smoke detectors? 🔥
​We talk a lot about kitchen remodels, new decks, and fresh floors, but nothing is more important than keeping your home and family safe!
​Did you know that smoke detectors have a lifespan? Most manufacturers recommend replacing the entire unit every 10 years, even if the test button still beeps when you push it.
​Here are a few quick safety reminders:
✅ Test monthly: Make it a habit to press the test button once a month.
✅ Change batteries yearly: A great rule of thumb is to swap out batteries every fall when the clocks change.
✅ Check the date: Take down your detector and look at the manufacture date stamped on the back. If it’s approaching or past 10 years, it’s time for a replacement.
✅ Upgrade to interconnected or 10-year sealed units: Modern detectors can link together so that if one sounds, they all sound—giving your family precious extra time.

Another week, another tear-down! 🔨
​We are officially tearing down Deck #2 for the week, but this upcoming build is a whole different beast.
​This isn't just a standard deck replacement—we’re building a fully integrated outdoor space with a waterproofed, dry shed room built directly underneath it. 🌧️➡️🏠

Busy week for the Ballard Construction crew! 🔨
​We kicked off two new deck projects this week, including this complete tear-down we started on first thing this morning.
​This one is a 24x16 build featuring a full set of stairs. As you can see in the photos, we’ve got it stripped all the way down to the framing. We’ll be completely rebuilding it back to its original dimensions, using 100% pressure-treated lumber to ensure it stands strong for years to come.
​With high demand this season, our schedule is super busy and we're currently juggling multiple active job sites. While some projects might take just a little bit longer than usual as we manage the extra workload, we are working hard to give every single project the quality and attention to detail it deserves.
​We truly appreciate all of our customers for their patience and support while we keep the hammers swinging!

​A lot of people think that once a hardwood floor gets severely stained, it’s a lost cause. We hear it all the time—homeowners thinking their only option is to tear it all out and start over.
​That was exactly the case with this project. These hardwood floors and stairs had severe deep-set stains, and the owner was convinced they weren't savable.
​But saving beautiful wood is what we do.
​Here is the truth about hardwood restoration: severe stains don't just sand out. If you just hit them with a sander and throw a light coat on, those dark spots are going to stare right back at you. That’s where experience and knowledge come into play. To mask those deep stains, your color options get a lot more limited, and you have to know exactly how different pigments react with the wood.
​For this project, we used Jacobean. It’s a rich, deep tone, and the specific pigments in it work incredibly well to blend and mask severe staining rather than highlighting it like other colors do.
​Swipe through the photos to see the transformation. From what looked like a total teardown to a beautiful, seamless, high-end finish. We saved the history, saved the original hardwood, and saved the customer a ton of money.

Managing Expectations: The Reality of Deep Wood Stains 🪵🔍
​We are deep into the sanding phase on our current hardwood restoration project, and as that old top layer comes off, the true story of the floor is starting to show.
​We’ve uncovered some tough carpet pad oil stains and a few other deep-set blemishes from years past. When it comes to hardwood restoration, it’s important to know the reality of what sanding can actually do.
​While that heavy first cut removes surface scratches and old finish beautifully, deep oil, water, or pet stains soak way down into the pores of the wood fibers over decades. Sanding can lighten them, but there is only so much it can do. Outside of doing physical board replacements—which means cutting out the old wood and weaving in new pieces—some of that deep character is there to stay.
​Fortunately, a lot of homeowners love how those minor remaining shadows give an authentic, historic floor its unique story and charm. We always walk our clients through these options to make sure we get the exact look and balance they want for their home.

Whew! We have been so incredibly busy keeping the dust flying and projects moving that we haven’t had a spare second to bring everyone up to date on our current jobs! 🔨💼
​We are incredibly grateful for the trust our clients put in us, and right now, the team is firing on all cylinders across a few awesome transformations:
​🛁 Bathroom Remodel: A complete refresh is underway to turn an outdated space into something modern and functional.
🚪 Interior Upgrades: Giving a home a crisp, clean new look with brand-new doors, updated baseboards, and modern electrical fixtures.
🪵➡️ Deck Transformation: We are just putting the finishing touches on a massive deck makeover. We took an old, weathered cedar wooden deck and completely overhauled it with low-maintenance composite decking, sleek black aluminum balisters, and sturdy wood railings.
​💡 The Best Part? We upgraded the outdoor vibe by hiding Exterior LED lighting right under the top rail for a killer nighttime glow. To top it off, we're replacing the old overhead lighting with new ceiling fans and swapping out the exterior wall lights for sharp, modern fixtures.
​And the momentum isn't stopping—we are jumping right into another hardwood sand & finish job later this week! 🪵✨

Before & After: A Custom Oak Transformation! 🪵✨
​Take a look at this stunning hardwood transformation the Ballard Construction team just wrapped up!
​Our customer had a unique challenge: part of their home featured existing oak floors finished in a heavy, dark stain, while the rest was brand-new, unfinished oak wood they had recently installed. They needed a seamless look to blend the old with the new.
​Challenge accepted! 💪
​What we did:
​Sanded both the old and new sections down to bare wood for a fresh start.
​Custom Mixed a perfect 50/50 blend of Weathered Oak and Provincial stains.
​Protected & Sealed the floors with a premium water-based urethane finish. This gives them incredible durability, dries crystal clear without ambering over time, and means minimal odor for the homeowner!
​The result? The perfect balance of warm, classic tones with modern, rustic undertones. The floors came out absolutely beautiful, and you’d never guess where the old wood ends and the new wood begins!
