We was brought in to replace the windows in this bay window area, but once we pulled the old units out, we found a mess. The framing underneath was severely deteriorated, water-damaged, and poorly built from the start.
​Slapping brand-new windows over rotten framing isn’t how we operate at Ballard Construction LLC.
​We immediately reached out to the homeowner, showed them the extent of the damage, and got the ok to demo the entire bay structure down to clean lumber. We're starting from scratch and rebuilding it correctly—proper framing, solid headers, correct flashing, and clean insulation so it lasts for decades.
​Doing it right always beats doing it twice. Stay tuned to see the finished rebuild! 🔨🏠

​This project was a total overhaul: a solid 24’ x 16’ pressure-treated lumber deck built for maximum space, durability, and outdoor living. 🏡✨
​Instead of keeping the old, cramped side-stair configuration, we completely re-engineered the layout. We built out a dedicated front landing and brought a set of steps straight down the front. The new footprint opens up the yard, improves accessibility, and makes hosting family and friends much easier.

​Did you know that smoke detectors have a lifespan? Most manufacturers recommend replacing the entire unit every 10 years, even if the test button still beeps when you push it.
​Here are a few quick safety reminders:
✅ Test monthly: Make it a habit to press the test button once a month.
✅ Change batteries yearly: A great rule of thumb is to swap out batteries every fall when the clocks change.
✅ Check the date: Take down your detector and look at the manufacture date stamped on the back. If it’s approaching or past 10 years, it’s time for a replacement.
✅ Upgrade to interconnected or 10-year sealed units: Modern detectors can link together so that if one sounds, they all sound—giving your family precious extra time.

​We are officially tearing down Deck #2 for the week, but this upcoming build is a whole different beast.
​This isn't just a standard deck replacement—we’re building a fully integrated outdoor space with a waterproofed, dry shed room built directly underneath it. 🌧️➡️🏠
​Here’s a quick look at what’s going into this custom build:

Busy week for the Ballard Construction crew! 🔨
​We kicked off two new deck projects this week, including this complete tear-down we started on first thing this morning.
​This one is a 24x16 build featuring a full set of stairs. As you can see in the photos, we’ve got it stripped all the way down to the framing. We’ll be completely rebuilding it back to its original dimensions, using 100% pressure-treated lumber to ensure it stands strong for years to come.
​With high demand this season, our schedule is super busy and we're currently juggling multiple active job sites. While some projects might take just a little bit longer than usual as we manage the extra workload, we are working hard to give every single project the quality and attention to detail it deserves.
​We truly appreciate all of our customers for their patience and support while we keep the hammers swinging!
