The upcoming Aquatics center is coming to DeSoto, TX. An exciting addition to the Southwestern city with So Much To Love.

After receiving the notice to proceed from the City of DeSoto, the team behind the upcoming McCowan Aquatics center hit the ground running.

We are quickly approaching the Design Development deliverable at the top of June 2023. In preparation, we have hosted two workshops to include the design team, client, and users to gather to hash out details.

DD Workshop #1 the agenda discussed the up to date plans, budget, and schedule of the project. The design team reminded us of the focus point of the project and how we are actively working towards executing those pillars. We did a high level review of the project budget and schedule. -- Keeping the target in mind! The night finished off with a plan review of the space. Followed by open dialogue on "wants and needs."

Weeks later, the team reconvened to edge closer to the mark. In DD Workshop #2 we discussed the materials, colors, and the place making of the space. The interiors team provided samples of the materials, for the client to feel. Paint swatches, to identify the true color of the space.

It is safe to say we are well on our way! The design process may take time, however, having an amazing owner's representative allows you to get it done without being overwhelmed. It is our pleasure helping you Construct Your Vision.

Safety Week was observed May 1-5, 2023. What Is Construction Safety Week? Construction Safety Week is a week-long event that happens annually. The construction industry, its clients, and business partners take this opportunity to recommit to sending every worker home safely each day.

On May 3, 2023, IPS and EJ Smith went to the campus of UTD to participate in an Electrical Safety Standdown. During the standdown, the team was allowed to tour the construction site of Edith and Peter O’Donnell Jr. Athenaeum, where EJ Smith and BECK are Construction Managers. There was also a demonstration covering the effects that electricity can have on different objects. Oncor showed us what can occur when a ladder, rubber glove, or rope would do if exposed to a powerline. While we use power in our everyday lives, we often negate the true capacity it holds.

A few random fun facts to remember:
1. Discard any appliances with exposed wires or take them to an electrician to replace them.
2. When unplugging appliances, stand on both feet. Dropping a knee could create a circuit.
3. It takes 1 amp to stop the heart.
4. Keep wet objects away from sockets and powerlines.
5. If a powerline falls in front of your vehicle. Stay inside the car, the rubber tires act as a neutralizer. Call for help and follow directions to the T.

Be Bigger than Football - On April 29, 2023, over 2,133 guests registered for the 6th annual Von Miller Day. Taking place at Zeiger Park just minutes away from DeSoto High School, thousands congregated to enjoy the largest festival in DeSoto.

Imagine young and old assembling to enjoy good food, good fun, and good company. The football phenom provided free paraphrenia from his foundation, Von's Vision. The foundation was created to allow children in low-income areas to receive eye care. Ensuring a safe environment by checking all guests and providing waivers for activities. As promised, the event featured bounce houses, raffles, local talent performances, a DJ, and dance contests. An array of food trucks line the park to serve all with free refreshments. Vendors like Raisin Cane's, Green Pastures, Smokey John's PBBQ, Starbucks, and more supplied hot meals and treats to DeSotoians.

Miller made his rounds; he was intentional to stop at the tent of the DeSoto staff. Von acknowledges and thanks the staff of DeSoto for all their hard work and for allowing him the opportunity to pour back into their community. The Mayor of DeSoto salutes Von Miller with a token of appreciation from the city of DeSoto. Miller quotes, "I am DeSoto through and through, Thank you." Von shows his immense gratitude by showing off his DeSoto body art.

In true fashion, the fun kept going! On May 2, 2023, Von Miller hosted Von Vision in DeSoto - allowing students to receive eye care.

The 2-time Super Bowl Champion is hosting one of the largest community festivals in the area. Enjoy bounce houses, games, autographs, raffles/giveaways, and food! - Be Bigger than Football!

Von Miller is an American football outside linebacker for the Buffalo Bills of the National Football League. Miller played college football at Texas A&M, where he earned consensus All-American honors and the Butkus Award. He was selected by the Denver Broncos second overall in the 2011 NFL Draft.

Miller is an eight-time Pro Bowl selection, receiving first-team All-Pro honors three times and second-team All-Pro honors four times. As of 2022, he has the most career sacks of any active player and the most career sacks in Denver Broncos history. After the 2015 NFL season, Miller was named Super Bowl MVP in Super Bowl 50. In 2021, Miller was traded to the Los Angeles Rams and was a member of the team that won Super Bowl LVI.

In 2012, Miller created Von's Vision Foundation -commonly referred to as "Von's Vision" - "to provide low-income students with eye care and fashionable corrective eyewear they need to be their best in the classroom and in life, the foundation is exclusively partnered with international eyewear retailer Etnia Barcelona to provide premium eyewear through the foundation’s twice-annual “Vision Day” programs, during which students are also provided eye exams by local eyecare providers.

The ”Vision Day” is a two-day-long program. On the first day, students are given their eye exams and the opportunity to pick out their frames. On the second day – after the prescription lenses are produced for the frames - Miller hosts a party where the students have their frames fitted and can interact with him personally. Von's Vision began hosting their "Vision Days" for low-income students in the Denver Public Schools - as Miller was then a player for the Denver Broncos - and has since expanded to hosting the program for students at Texas A&M University - Miller's alma mater. Also, at Texas A&M University and multiple locations in Colorado, Von's Vision has launched its "Von's Vision Centers", which are "mobile optometry kiosks that allow in-need students to receive vision care on an ongoing basis without the burden of transportation and "Von's Lockers" - which "like the Vision Centers, offer a permanent fixture that gets students brand-new prescription glasses without the burden of transportation. Von’s Lockers allow students who already have accurate prescriptions to easily select a new pair of glasses, bypassing the screenings and exams."

Bring the entire family out for the 6th Annual Von Miller Day. The 2-time Super Bowl Champion is hosting one of the largest community festivals in the area. Enjoy bounce houses, games, autographs, raffles/giveaways, and food! - Be Bigger than Football!

In 2016, the city of DeSoto declared April, 16th Von Miller Day. The former DeSoto athlete attributes the day as an opportunity to give back to his beloved community. Miller was quoted as saying, "The more I have, the more I want to give back" at last year's festival.

The festival serves as a multigenerational event for the entire family to enjoy. Vendors gather in the parking lot of Zeiger Park to serve the DeSoto community with hot meals and refreshing treats. The Kid Zone is adorned with bounce houses and carnival-like games to keep the party going. But the fun doesn't stop there, adults enter their names to win amazing raffle prizes.

Because Von Miller wants to be bigger than football, he takes time to invest in the next generation. He inspires crowds of grade-school gentlemen who are filled with excitement to listen and learn. Von offers a unique opportunity for young gentlemen to ask questions about life, success, and turning potential into reality. In the great words of Elizabeth Marvel, "If you can see it, you can be it."

All are allowed to visit with the star as they receive photos and autographs. The array of Miller paraphernalia shows that one can gather many no matter the team they root for.

Last year alone, more than $92 Billion in new construction contracts were awarded for commercial construction. Here are a few insights on how to develop a win-win contract for your next project.

First, begin with the idea of win-win. Contracts are a way to align a team and build effective collaboration. Schedules, payments, responsibilities, and deliverables should all be clearly delineated and the means of accountability should be mutually understood.

Second, always examine your risks within a contract. Whether you are the owner, the architect, or the subcontractor, contracts bind each party with specific obligations. You must be able to meet those obligations. If you can't, then you should be entering into the contract. This will only lead to pain later down the road.

Third, be faithful to your contract. Commit to delivering what you promised and when you promised to have it delivered. As we mentioned above, contracts should align with the team. When you execute a contract, you become a part of a team who depends on your abilities. Deliver on your promises and help advance the team.

When you are thinking about your construction project, be sure to think about your contract and the type of team you are setting up.

Having a vision for your project is great until you find our zoning laws will prevent you from executing it. Your team should be aware of local zoning laws to make sure your project can be delivered in the location you need.

You need to be able to quote your zoning laws, but having a continual conversation with local representatives can ensure you and your team remain within the boundaries of the law.

Your project's program embodies your goals and objectives by defining specific spaces to meet your expectations.

You will need to identify your required spaces--know what your absolute must-haves are. Then, you need to establish the size and relationship of those spaces. You may then start developing a flow diagram to determine who people will move between the different spaces. At this point, you have acquired enough information to solicit the help of an architect. They will help you develop the rest of the program and turn it into a functional space layout.

If you want to perform this work ahead of time, that is where a Program Manager becomes an important asset. Scope defines your project. To execute your project the way you want, you must properly define your scope and make sure that all trade partners involved understand your scope. You can define your scope by understanding your budget, your goals, and your timeline.

You need to clearly define your project's goals and expectations. As your project progresses through design, you should include more detailed information to describe your project's scope. For example, you may start with a new 100,000 SF building; as you engage the architect and general contractor, you can begin to define the space more precisely: a new 100,000 SF building with 6 spaces for labs, 2 break rooms, etc... Once your project's scope has been approved everyone involved in the project, you must refrain from making changes unless you are willing to approve change orders.

Project Budgets should lead the scope, design, and construction of your project.

What we mean by this is your project's scope should match your budget. Everything about your project should be tied to matching the budget you have set. Your project's design should target your budget; the General Contractor should know exactly how much room they have to deliver your project. When your project is finished, it should be right at budget.
