We maintain properties for banks that are currently in the foreclosure process, as well as properties that are ready to be put up for sale. This includes:
- Property preservation, ensuring property has no issues that will cause further damage such as roof leaks, etc.
- Lawn maintenance, currently maintaining over 180 homes on a bi-weekly basis
- Debris removal
- Cleaning of homes

Swift Resolutions maintains properties going through the foreclosure process across 11 states in the country. We perform a wide assortment of work on properties. This includes securing properties, debris removal, minor remodeling, grass and snow removal, etc. Each of these tasks requires that photos be taken and submitted for payment. Our office staff is in charge of receiving and assigning work to our contractors, identifying items that need done at each property and making sure that the work gets properly completed and photographed.

The role we are currently looking for is a "Foreclosure Maintenance Specialist". This role would be responsible for completing work as requested by our clients throughout the Midwest. The types of work would include securing properties, removing debris from properties, minor repairs, etc.
We are based in Des Moines, just south of Gray's Lake and Water Works Park.

Schedule:

- Mon-Fri 8 hours a day. There will be flexibility in this based on the routes each day and such but we try to keep it as close as possible to a normal 8 hour shift when working locally. When traveling, there could be a lot of hours put in as we want to get the most amount of work completed as possible when on the road. There is currently no limit to overtime.

Roles and Responsibilities:
- Work with our office staff to determine the jobs needing completed each day
- Complete securing, debris removal, minor repairs on homes
- Take photos on company-provided smartphone of all work completed
- Communicate with office staff throughout the day

The right person for the position would have the following experience/qualities:

- Valid, insurable driver's license

- Attention to detail - very specific photos are required while at the houses

- Basic technology skills - able to use a phone app to complete work orders

- Time management

What's it look like in 3-4 months?
- Travelling across Iowa completing maintenance work orders on properties

- Able to complete all types of work orders requested and taking proper photos

- Communicating with office staff regularly

We perform a wide assortment of work on properties. This includes securing properties, debris removal, minor remodeling, grass and snow removal, etc. Each of these tasks requires that photos be taken and submitted for payment. Our office oversees receiving and assigning work to our contractors, identifying items that need done at each property and making sure that the work gets properly completed and photographed.

At Swift, we are results-focused, and we allow flexibility within each role to give each individual some space on how to best craft their role around their own strengths. We allow some flexibility in schedule to accommodate personal responsibilities. Here at Swift, each role is an important component in helping us to deliver a quality product to our client and provide opportunities for our contractors to grow their business.

The role we are currently looking for is an "Administrative Coordinator". This person will be responsible for supporting our bid coordinators to ensure deadlines are met. In order for this to occur, they will coordinate with 3rd parties as needed, submit orders to our client once completed in field, and work on providing timely and accurate updates to our client from our local field representatives.

Schedule:

- Mon-Fri 8 hours a day. Flexibility is available in start/end times, but majority of the day needs to be spent in the office from 9-4.

- A minimal number of hours would need to be spent Saturdays ensuring orders due that day are submitted to our client. This could be done from home.

The right person for the position would have the following experience/qualities:

- Strong knowledge of Microsoft Excel

- Strong overall computer skills

- Time management

- Attention to detail, particularly when looking at photographs

- Speed - able to move through projects/items quickly

Our office in Bondurant is in charge of receiving and assigning work to our contractors, identifying items that need done at each property and making sure that the work gets properly completed and photographed.

The role we are currently looking for is a "Bid Coordinator". This person will be responsible for creating bids for problems needing addressed at the properties we are responsible for. This will include going through many photos from a property, identifying items that need addressed and providing our client an estimate using XactPRM. We also receive specific requests from our client that we have to work with our contractors on getting appropriate photos on. Once approved, this role would work with our contractor network to get these jobs completed.

Schedule:

- A minimal number of hours would need to be spent Saturdays ensuring orders due that day are submitted to our client. This could be done from home.

- Follow up with contractor on any missing items that our internal QC or our client's QC process catches

- Be a liason between our subcontractors and our client

- Stay up to date on changes and trends with our clients requirements

The right person for the position would have the following experience/qualities:

- Strong knowledge of Microsoft Excel

- Strong overall computer skills

- Construction background is helpful to identify issues within photos

- Time management

- Attention to detail, particularly when looking at photographs

- Speed - able to move through projects/items quickly

What's it look like in 3-4 months?

- Being self-managed, completing 200-500 bids per month on properties

- Managing 50-150 bid approvals per month

Compensation

- Starts at $15/hr

- Bonus has a wide range based on performance. $200-$2000.

The role we are currently looking for is a "Seasonal and Allowables Coordinator". This person would primarily be focused on all seasonal items such as grass cuts, snow removals, gutter cleans, winterizations, etc. The second focus would be on allowables, which are items we can do at properties without prior authorization from our client. These would include things like making sure smoke detectors & carbon monoxide detectors are present, capping any open lines, along with a long list of other items.

Schedule:

- Mon-Fri 8 hours a day. Flexibility is available in start/end times but majority of the day needs to be spent in the office from 9-4.

- A minimal number of hours would need to be spent Saturdays ensuring orders due that day are submitted to our client. This could be done from home.

Roles and Responsibilities:

- Receiving and assigning work orders that our client gives to us

- Create periodic orders for our contractors to complete. There are several order types we are responsible for tracking. This would utilize Microsoft Excel to make lists of items that need completed and would be imported into our system to assign to contractors.

- Work with contractors to answer any questions and work with them to ensure timely completion of orders

- Analyze received work completion photos to ensure work was property completed. There is regularly 50-100 photos per order that need reviewed to ensure the work was properly done.

- Submit and bill completed work orders to our client

- Follow up with contractor on any missing items that our internal QC or our client's QC process catches

- Watching weather conditions in the Midwest to create snow removal orders as needed

- Be a liason between our subcontractors and our client

- Stay up to date on changes and trends with our clients requirements

The right person for the position would have the following experience/qualities:

- Strong knowledge of Microsoft Excel

- Strong overall computer skills

- Able to keep track of a schedule(ie. every 30 days, 45 days, etc)

- Time management

- Attention to detail, particularly when looking at photographs

- Speed - able to move through projects/items quickly

What's it look like in 3-4 months?

- Being self-managed, able to complete all seasonal related tasks with minor support from others

- Be the go-to person for contractors and other office-staff on these types of orders

- Increase the amount of "allowable" orders we complete

- Have self-generated orders being issued to contractors on a regular schedule
