Summer is finally here in Colorado, and we’re all spending a little more time soaking up the sunshine. But when it comes to building homes, all that sunshine is about more than blue skies and patio weather.

Meet Clayton, L&D’s Project Manager 👷‍♂️

Clayton plays a major role in keeping projects running smoothly from start to finish, overseeing everything from pricing and estimating to procurement, budgets, purchasing, subcontractor coordination, and client finish selections. He’s deeply involved in the day-to-day details that keep projects on track, organized, and moving forward.

Before joining L&D in 2019, Clayton spent more than 12 years as a Senior Project Manager and Estimator with Connelly Development, working across both commercial and custom residential construction throughout the Nebraska, Iowa, and South Dakota regions. His background brings a detail-oriented, experienced approach to every project we take on.

Clayton earned his degree in Construction Management from Wayne State University, with minors in Safety and Literature, and relocated to Denver in 2016 with his wife, a Colorado native. Outside of work, he enjoys music, travel, sports, and spending time with his family.

We’re excited to share that L&D Owner David Schultz and Sales Manager Sarah Senderhauf will be participating in and teaching at this year’s ADU Academy on June 12 at Auraria Campus in Denver 🏡

The ADU Academy is a three-day educational event focused on ADU development and small-scale housing, bringing together industry professionals looking to deepen their expertise in the space. David will be teaching the Build section, while Sarah will be leading the Real Estate section.

Attendees will also have the opportunity to earn their ADU Specialist Designation through Earth Advantage, take part in a free “Introduction to Incrementalism” workshop with , and join an ADU walking tour through Denver’s historic Baker neighborhood with Radix Design.

One of the most common questions we hear: “What have you seen people use their ADUs for?” This project is our answer.

This was designed from the start to do more than one thing. A split garage gives the main home two bays and reserves a separate bay for the ADU, usable as a workshop, studio, or storage. A glass garage door opens directly to the backyard, bringing the outside in and making the most of Colorado’s 300+ days of sunshine.
Inside, the layout is just as flexible. One portion can function as additional living space for the main home. The other works as a short-term rental, a creative studio, or a dedicated workspace - whatever the season or the need calls for.

It’s a great example of what’s possible when updated zoning meets smart design and a homeowner with a clear vision. No wasted space. No wasted potential.

Take a peek into one of our favorite projects, an ADU in Wash Park that’s since been converted into a short-term Airbnb rental.

Sarah grabbed this quick video while showing the space to clients who are considering something similar for their own property. This project is a great example of how ADUs can act as a blank slate for design.

Whether it’s for guests, rental income, or personal use, they offer the opportunity to create something that feels distinct from the main home while still being thoughtfully connected!

We talk a lot about what you can see in a finished home: the design details, the finishes, the light. But some of the most important decisions happen behind the walls. Air sealing, ventilation, moisture management, plumbing layout — these systems shape how a home performs for decades. Get them right, and everything works together. At L&D, we treat these systems as a core part of the build, not an afterthought. Because a home that lasts is one that’s been thought through from the inside out.

Some ADUs are built for rental income. Some are built for guests. This one was built for family.

The W 46th project was designed around a very specific need: creating a private, accessible space for an aging parent, while preserving the things that made the main property special: a garden, a chicken coop, and room to breathe on a compact urban lot.

Accessibility and long-term livability were at the center of every decision. The layout prioritizes ease of movement, efficient circulation, and a design that works not just for today, but for years down the road.

There’s also a bigger story here. The zoning constraints at the time shaped this project in ways that ultimately helped expose limitations in Denver’s ADU regulations — and contributed to the more flexible rules that exist today. It’s a reminder that building thoughtfully can have an impact beyond any one property.
