Nobody wakes up wanting a new roof.

But the storm does not really care what was on your list for the year.

Roofs are the least fun thing to spend money on.

There is no before and after photo that makes your friends jealous.

Nobody walks in and says wow, incredible decking.

So people put it off. Completely reasonable.

The trouble is that a roof is the one thing on your house protecting every other thing you did spend money on.

The kitchen. The floors. The framing. All of it sits under there.

I am not going to tell you a roof is exciting.

I am going to tell you it is the cheapest protection you will ever buy for everything else getting ruined.

Find out where yours stands before it decides for you.

Three tab was doing its job but this Centennial home deserved better.

We just finished swapping it out for dimensional shingles and honestly the difference is night and day. More texture, more depth, way better protection against everything Colorado throws at a roof.

The homeowner didn't pay a dime out of pocket. Sometimes things just work out exactly the way they should.

This is my favorite kind of job. Client gets a better roof than they had before and walks away feeling taken care of.

If your roof is still running on three tab and you've had any storm activity recently, it might be worth a conversation. You could be closer to an upgrade than you think.

On a job site in Denver today and wanted to show you something most homeowners never see.

This goes on before anything else.

Ice and water barrier. Moisture barrier. Window wrap.

Right on top of the plywood. Before the shingles. Before the siding. Before any of it.

This is what actually protects your home from the inside out.

Here's why it matters.

Windows leak sometimes. Even good ones. Especially in Colorado weather.

This barrier is what stands between that moisture and your substrate.

Without it water gets in and just sits there.

Behind your walls.

In your decking.

Slowly doing damage nobody sees until it's a really expensive problem.

With it you've got a layer of protection that gives your whole exterior system a fighting chance.

We put this on every single job.

No exceptions.

Not every contractor does. Ask yours if you're not sure.

If you want someone who does it right from the start, you know where to find me.

After a storm my phone rings with the same sentence: it looks okay from down here.

From up close, it rarely ever is.

I have started counting how many times I hear it.

And I get it.

From the ground your roof looks exactly like it did last week.

Nothing is flapping. Nothing is in the yard.

Your eyes are telling you everything is fine.

But your eyes are forty feet from the thing you are evaluating, looking at it from below, at an angle where you can only see the bottom third of the slope.

Nobody would buy a car that way.

The inspection is free and it takes about thirty minutes.

Worst case I tell you your roof is in great shape and you sleep better.

Two houses on the same street. Same storm, same age roof.

One gets approved and one gets denied. Here is why.

It almost never comes down to the damage. It comes down to the file.

The approved one had photos of the roof from before the storm, dents in the gutters and vents that corroborated the date, and an inspection done while the evidence was fresh.

Everything lined up and told one clean story.

The denied one waited two years, had no baseline photos, and by then the granule loss looked like normal wear because that is honestly what it looks like after enough time.

Same damage. Different paperwork.

I have watched this play out in Aurora more times than I can count and it is the most preventable thing in this whole business.

Stopped by Mendoza's Brick Yard .

Honestly I could spend hours in there.

The materials. The textures. The possibilities.

My brain goes a million miles a minute.

Which actually got me thinking about something I love doing that I don't talk about enough.

If you're a realtor or property owner in the Denver area, let's connect.

One of my favorite things is getting involved before a home hits the market.

Walk the property. Look at everything with fresh eyes. Figure out what exterior updates actually move the needle.

Curb appeal is everything when it comes to first impressions.

New paint. Siding repair. Gutters. A front door upgrade.

Sometimes it's small. Sometimes it's more. But that conversation before the listing goes live changes everything.

I've watched homes sell faster and closer to asking just because the outside looked like someone cared.

We handle the whole thing. Materials, installation, project management, timeline.

You tell me when closing is. We work backward from there.

There is one thing I check first on every storm inspection, and it is never the shingles.

Guess where I start.

The gutters.

Not for damage exactly. For granules.

Every asphalt shingle is coated in mineral granules and that coating is the only thing standing between the shingle and the Colorado sun.

When hail hits, granules break loose and wash down into the gutters and out the downspouts.

So before I look at a single shingle I am checking what has collected down there.

A handful of coarse black grit at the bottom of a downspout in Englewood tells me more in ten seconds than a walk of the whole roof would.

Then I go up and confirm it.

Go check yours right now. You can do this part yourself.
