πŸ€” Friday Fun Fact: A 2x4 Isn't a 2x4

Go measure one. We'll wait. πŸ“

A standard 2x4 is actually 1Β½ inches by 3Β½ inches. Not even close to its name! πŸ˜„

Here's why: it starts at a rough-cut 2" x 4" when it's green and freshly milled. Then it gets dried and planed smooth on all four sides β€” and about a half inch disappears in the process. The name stuck anyway.

It's a small thing, but it's a good reminder of something we say a lot around here: in home building, what something is called and what you actually get aren't always the same. πŸ‘€ That's true of lumber, and it's true of budgets, allowances, and bids too.

Ask questions. Measure things. Read the fine print. 🏑

🏠 They All Look the Same on Paper. That's the Problem.

On paper, every Colorado custom home builder looks about the same. πŸ“Έ Nice photos, confident promises, a gallery full of gorgeous finished homes.

So how do you tell who's going to be a real partner… and who's going to cost you tens of thousands you never saw coming? 😬

We put together a straight-talk buyer's guide for exactly that moment. No pitch β€” just the questions to ask, and what it means when a builder dodges them.

πŸ˜… Go Ahead β€” Ask Your Builder the Rude Questions

The best questions to ask a home builder are the ones that feel a little uncomfortable.

πŸ”¨ What are the biggest mistakes you've made on a build?
πŸ’° How do you actually perform against the original budget?
πŸ“Š How much contingency should I really set aside?
πŸ™„ What annoys you most about your clients?
⏰ What causes your biggest delays?

A good builder will laugh, tell you a story, and then tell you what they learned from it. The ones who get cagey about markups, budgets, or mistakes? That's your answer right there.

🚽 We've Seen an $1,100 Toilet Paper Holder

Seriously. 😳

Here's the thing about blown budgets β€” it's almost never the concrete, lumber, or roofing. Those are pretty predictable. It's the finishes, where the price ranges get absolutely breathtaking. (One owner who swore she had "modest" taste discovered scorched pine siding… made in Japan. Beautiful stuff. Beautiful price tag. πŸ’Έ)

That's exactly why we do open-book pricing. πŸ“– Every bid, every receipt, every transaction is out in the open. Go over budget on that granite slab? That's your call β€” we'll just make sure you know what it costs before you make it.

Before you sign with anyone, ask how they handle allowances, change orders, and finish selections.

πŸ“ž One Afternoon of Phone Calls Beats Any Brochure

If a friend told me they were signing with a builder tomorrow, I'd tell them to do one thing first. ☝️

πŸ“ž Call two or three of that builder's past clients.
🏦 Then call at least one bank that's loaned to their clients before.

Ask point-blank: "Have this builder's budgets been realistic for actually getting the job done?" They'll tell you.

That single afternoon will tell you more than any glossy brochure ever could. 🏑

The Hidden 10–12%

🧾 The "Boring" Costs That Blow Up Budgets

The unglamorous line items that quietly add up:
πŸ›£οΈ Driveways
πŸ”Œ Utilities
🚧 Site access
πŸ—‘οΈ Waste
⛰️ Stabilization

Together they usually run 10 to 12% of a budget. Easy to forget β€” never optional. And Colorado's new Wildfire Resiliency Code πŸ”₯ now sets minimum standards that scale to your specific lot.

The "boring" costs are often the ones that surprise people most. 😬

Apples to Apples

πŸ“ Don't Let a Basement Fool Your Budget

A 4,000-sq-ft home with a 2,000-sq-ft basement is a 4,000-sq-ft home. 🏠

Always talk in above-grade square footage. "I could make per-square-foot numbers look real good if I used the basement square footage," Bob says. 😏

If one builder quotes above-grade space and another folds in the basement, you're not comparing the same houses β€” you're comparing a real number to a flattering one. 🍎🍏

The Bridge Story
πŸŒ‰ He Had to Build a Bridge Before He Could Build His Home

We once told a client he'd have to build a bridge before he could build his house. πŸ—οΈ

The 80-year-old concrete bridge on his property couldn't carry fire and rescue equipment πŸš’ β€” and the county and fire marshal wouldn't budge. He'd never once considered bridge-building part of his home budget.

We connected him with a civil engineer and a prefabricated bridge system that satisfied everyone. βœ… A veteran builder spots things like that because it's second nature.

The lesson: get your builder on the dirt early πŸ‘·, so your budget reflects reality instead of hope.
