National Preparedness Month is a good reminder to make sure your property is ready before the unexpected happens.... that 2am call is a lot easier to handle when there is already a plan in place.

Know your property’s weak points, keep key contacts accessible, and address small issues before they become emergencies.

Today is National Senior Citizens Day.

Every senior living community we work in is home to people who built the neighborhoods, businesses, and families that shaped everything around us. We see it up close every time we walk a project. The residents who make a lobby feel like a front porch, the staff who care for them, the families who show up on a Sunday afternoon.

Thank you to the residents, caregivers, and operators who trust the people working in your buildings. We don't take it lightly.

Colorado's skilled nursing and senior living community does work that matters, and we're excited to spend a day on the course with the operators, partners, and teams behind it. Events like this are how relationships get built and how we get better at showing up for the properties we serve.

Today is International Youth Day, and in construction it means something specific.

The trades don't have a talent problem. They have a visibility problem. Too many capable young people never see this work as a real career, and the industry loses them before they even look.

Every project we run leans on skilled people who chose this work. Roofers, framers, painters, concrete workers, and all the other trades that make projects happen. The next generation is already showing up, and they're sharper and more curious than the story we tell about them.

If you're early in your career and thinking about the trades, we'd like to hear from you. If you're a property manager or board partner who works with us, know that we're actively investing in the people who will be on your projects in 2030.

Budget season is officially open, and boards are quietly building their 2027 numbers.

Here's what we see every fall: capital project lines get penciled in from a stale reserve study or last year's bid. Q1 rolls around, actual proposals come in, and the whole plan tightens up fast.

If your 2027 has real scope on it (roofing, siding, concrete, deck systems, exterior refresh, etc), the cheapest move you can make right now is a conversation. We'll walk your list, ground the numbers in what materials and labor actually cost today, and give you phasing options if the total looks steep.

No proposal pressure. Just real numbers before the vote. Better to be in the room now than in the emergency meeting in March.

A property walk is about more than finding visible damage.

We look at how the roof, drainage systems, exterior materials, common areas, and surrounding site conditions are working together. Small concerns such as failing sealants, poor grading, clogged drainage, loose materials, or uneven walking surfaces can become much larger problems when they are left unaddressed.

Our goal is to help property teams understand what needs immediate attention, what should be monitored, and what can be planned into future budgets.

Monsoon storms can bring heavy rain, strong winds, flash flooding, and drainage problems in a short amount of time.

Before the next round of storms, property teams should inspect roofs, gutters, downspouts, drains, grading, and low-lying areas where water may collect. Loose exterior materials should also be secured, and emergency communication plans should be reviewed.

Identifying drainage and exterior concerns early can help reduce water intrusion, property damage, and disruptions for residents and staff.
