One upgrade you may not see once the house is finished, but one that can make a big difference in how the home performs: ZIP System sheathing.

This custom build by Next Horizon Homes is on Oak Hill Ct. in Denver, NC

On our custom homes, upgrading to a ZIP System typically adds around $10,000 to the build, depending on the size and design of the home. So why spend the extra money?

ZIP System combines structural wall and roof sheathing with an integrated weather-resistant barrier. When the seams are properly taped and detailed, it creates a tighter exterior envelope around the home.

That can mean:

• Better protection against water intrusion during and after construction
• Less uncontrolled air leakage
• Better overall energy efficiency and comfort
• A more durable building envelope
• One less layer of traditional house wrap that can tear, blow loose, or be installed poorly

Is it necessary to build a good house? No. Traditional sheathing and house wrap can perform very well when installed correctly.

But if you're building a custom home and looking for places to invest in quality, the building envelope is one of the places I would strongly consider spending the money. You can change countertops or flooring 10 years from now. It's a lot harder to go back and upgrade what's behind your siding.

There’s something exciting about the very beginning of a custom home build.

We’re clearing the land for our next project in Eagle Chase on Lake Norman, near Lake Norman State Park. Right now it’s trees, dirt, and equipment, but before long, a new custom home will start taking shape here.

Site preparation is where it all begins. Clearing, grading, planning access, and getting the property ready so everything that follows starts on a solid foundation.

We’ll be sharing more of this Lake Norman build as it comes together from the ground up.

Heated floors are one of those upgrades you don’t fully appreciate until you have them.

We’re installing radiant floor heat in this primary bathroom and closet, and it’s a great example of how a relatively small upgrade can make a big difference in how a space feels every day.

No stepping onto cold tile first thing in the morning. Just comfortable, even warmth underfoot in the spaces where you’ll appreciate it most.

If you’re building or remodeling a primary suite, heated floors are definitely an upgrade worth considering.

Sometimes the ceiling is what makes the entire space.

This Lake Norman screened porch turned out beautifully. The warm wood ceiling, dark beams and clean white walls give the room character without competing with that incredible view of the lake.

It feels open, comfortable and connected to the outdoors—the kind of space that makes you want to slow down and stay awhile.
