We’ve been doing this a long time and homeowners say the same thing every time. 😄

“I had no idea it was that bad up there.”

What’s the one thing about owning a home that nobody warned you about?

For a lot of people it’s the roof. You don’t think about it until you really have to, and by then it’s usually raining inside. 😅

We’ve heard it all over the years — “I thought it had a few more years left,” “the inspector said it was fine,” “it was just a small leak…”

Drop yours in the comments. We’re curious what caught you off guard when you became a homeowner. Doesn’t have to be roof related — anything goes! 🏠

We will be reading every single one.

Quick question for Denton homeowners!

When’s the last time you actually looked at your roof?

Not just glanced at it from the driveway. Really looked.

Most people don’t think about their roof until water’s coming through the ceiling. By then it’s a much bigger deal than it needed to be.

We’re local. We’ve been doing this a long time. And we’ll tell you straight, sometimes it’s fine, sometimes it needs attention, and sometimes catching it early saves you a lot of money.

If you’re even a little curious about how yours is holding up, just reach out. We’ll come take a look at no charge and give you an honest answer either way.

No pressure. No sales pitch. Just a straight answer from a neighbor who happens to know roofs. 😊

Just finished this one up recently and it came out really well! 🏠

Full tearoff and reroof, and we redid the fireplace from scratch — rotted wood, damaged fascia, all of it gone. New SmartSide siding and trim, sealed and painted twice. Check out the before and after photos.

The shingles are Owens Corning Duration TruDef in Harbor Blue. Class 3 impact resistant, 280 lbs per square. Great color on this house.

Worth mentioning something about Class 3 shingles that most homeowners don't know going in.

Most insurance companies will give you 15 to 20 years before requiring replacement on a Class 3 roof instead of the standard 10 years on a basic shingle. That's a meaningful difference on its own. But on top of that, a lot of carriers will discount your annual premium 24 to 25 percent for the first 7 to 10 years after installation on an impact resistant roof. On a typical DFW policy that adds up to real money over time.

When we put in a Class 3 roof, I fill out the insurance paperwork for the discount myself and either hand it to the homeowner or send it straight to the carrier. Most people don't even know that paperwork exists.

Good job, good outcome, happy homeowner. That's the whole thing. 😊

Monday morning check-in, Denton. ☕

Last week's storms brought golf ball to tennis ball sized hail to parts of this area. If you're in Denton or nearby and haven't walked around your house yet, this morning is a good time.

You don't need to get on the roof. Just five minutes outside.

From the yard, look at the roofline slowly. Any shingles sitting differently than the ones around them, lifted at a corner, or showing dark patches that weren't there before. Check your gutters too, granules washing out after a hail storm is one of the first signs the shingle surface took a hit.

Here's the thing about hail damage. It almost never looks dramatic from the ground. The impact bruises the shingle below the surface, you can't see it but it affects how the roof handles the next storm. An adjuster can deny a claim months later if there's no documentation tying the damage to a specific storm date.

Call us before you call your insurance company. Kevin gets up there, documents everything with photos, and walks you through exactly what he found. That report protects you when you file.

Free. Usually within a day or two.

Friday job share - furnace vent repair in Denton. 🏠

The photos tell the story. Old vent cap was rusted through with an actual hole in the pipe. Not just worn out looking, a real opening where sparks from the furnace could escape.

Most homeowners never think about their vent jacks. They're easy to miss from the ground and they don't cause problems until they do.

Quick maintenance tip worth knowing: furnace vent, water heater vent and plumbing jacks should get a coat of paint every 3 to 4 years. Keeps rust from taking hold and keeps the pipe intact. It's a small thing that prevents a much bigger problem.

New cap, new flashing, properly sealed. Done right.

If you have got a roof that's been a while since anyone looked at it, vents included, we are happy to come take a look. Free, same week, Kevin comes out himself.

Heads up DFW, big weather swing coming this week. 🌧️

87°F today. Thursday drops to 75°F with an 85% rain chance and hail possible. Coming off the second hottest September on record with the last 100 degree day just six days ago.

That kind of swing after a summer like this one is exactly when roofs show you what they've got. Everything that dried out and pulled back over the past few months gets its first real test Thursday.

Before it rains -> check your gutters. After this dry stretch they're probably packed. Take a look up at your roofline from the yard while you're at it.

After it rains -> if a ceiling spot shows up, don't sit on it. October brings more storms and small things get expensive fast when they wait.

We can usually get out within a day or two. Kevin comes out himself. Free, no pressure, tells you exactly what he sees.

Fixed a chimney leak this week. The old flashing had failed and the saddle behind the chimney was shot. We tore it all out, built a new saddle, replaced the bad decking and put down ice and water shield. Then new step and counter flashing, shingles tied back into the roof, and the flashing painted to match.

Leak around your chimney? Call or text Kevin at (940) 391-6773.

The question I get asked more than any other this time of year:

"Is it worth repairing or should I just replace the whole thing?"

Honest answer, it depends on three things.

How old is it. In DFW, a standard architectural shingle roof has a real world lifespan of about 15–20 years given our heat and hail. If you're past that, repairs buy time. If you're under 15, most issues are worth fixing.

How much of it is affected. One bad section or a handful of failed components is a repair job. If I'm finding problems in multiple unconnected areas, that usually tells me the whole roof is tired, and repairs become a short term answer to a longer term question.

What your insurance situation looks like. If your carrier has moved to actual cash value coverage because of your roof's age, a repair might cost you more out of pocket than a replacement would after a claim. Worth understanding before you decide.

I'll give you a straight answer on all three when I come out. No agenda either way.

66 days without measurable rain. That's where DFW stood through Saturday, the 3rd longest dry streak in North Texas history.

Now the first storms of the season are moving in this week. Here is the thing most people don't think about.

After 66 days of heat and no rain, the sealant around roof screws and vents has been slowly drying and pulling back. Seams that held fine in June have been expanding and contracting in 95–100°F heat every single day since July. The roof hasn't leaked. But it's not in the same condition it was before summer.

When those first storms hit a roof that's been through what ours have been through this year, that's when small issues become leaks.

If your roof is 10 years or older, this week is a genuinely good time to get it looked at. Before the storm hits is always better than after.

Kevin comes out for free. Tells you exactly what he sees.
