People buy impact windows for the storm protection. Then they call us a few weeks later about something they did not expect: the house got quiet.

If one of your windows looks foggy or has haze between the panes that you cannot wipe off, the seal between those two pieces of glass has failed.

The gas that was sealed in there for insulation is gone and humid air took its place. Cleaning does nothing because the moisture is inside the glass unit.

It is not an emergency. But that window has stopped insulating, and you are paying for it every month on the power bill.

How to know if you need a repair or a whole new roof.

Repair usually makes sense when the damage is in one spot, the rest of the roof still looks even, and it is under about ten years old.

Replace when you are finding problems in more than one area, the shingles are worn across the whole slope, or you have already paid for two or three repairs. At that point repairs are just rent.

Any roofer who says replace before they have been up there has not looked.

Those dark streaks running down a roof are algae. It grows on the limestone filler in the shingle and it loves our humidity.

Here is the honest part: it is mostly cosmetic. It is not eating your roof and it is not a reason to replace anything by itself.

It does hold moisture against the shingle, so it is worth keeping an eye on. But if somebody knocks on your door and tells you black streaks mean you need a new roof, that is a sales pitch, not an inspection.

Heads up, we are in the peak of hurricane season right now. It runs through the middle of September, not October like a lot of people think.

If your roof is past 15 years, this is the month to have somebody actually get up there. Not to sell you anything, just to know where you stand before a storm finds the weak spot for you.

Our inspections are free and we will tell you honestly if it can wait another season. Plenty of them can.

Homeowners tell us all the time that the leak must be right above the stain. Usually it is not.

Water gets in at one spot, then runs along the underside of the roof or down a rafter until it finds a low point and drips there. The stain can show up ten or fifteen feet from where it actually came in.

So patching the ceiling never fixes it, and neither does sealing the closest vent. Somebody has to trace it back.

Go look in your gutter. If it looks like coarse black sand down there, those are the granules off your shingles.

That coating is what blocks the sun from cooking the shingle underneath. A handful after a new install is normal, that is just loose material. Piles of it on a roof that is ten or fifteen years in means the shingles are wearing out and the clock is running.

Costs nothing to look.
