Next time Atlanta gets a real downpour, not a drizzle, go stand outside and watch your own house for ten minutes.

Where does the downspout let out? Is a gutter overflowing at one corner? Does the ground slope back toward the wall? Is the AC condensate line trickling down beside the foundation?

A good share of the wet basements we get called into around Kirkwood and East Lake trace back to exactly that, and running downspouts ten feet out is a weekend, not a project. Telling you that costs us work. We tell you anyway.

If water is still pushing up through the slab after the outside is handled, that's when an interior French drain earns its keep. And if somebody walks your basement and never once mentions your gutters, think hard about the estimate you're holding.

Late summer and fall is the easier time to do this work, while the ground is dry. Everybody calls in April with water standing on the floor.

We crawl under a lot of mid-century houses around Kirkwood, Decatur, and Avondale Estates, and it's often the same story down there. Red clay holding water. An old v***r barrier that's torn or gone. A girder that's sagged and taken the floor with it. By late summer that damp air starts climbing the stairs, and the musty smell in your living room is the crawl space talking.

None of it fixes itself, and the longer it sits, the softer the wood gets. The honest first step isn't a phone quote. It's somebody actually getting under the house to look, because no two crawl spaces are the same.

Atlanta homeowners, that bounce in your floor might be nothing. It might also be the start of a real problem. Here's how to tell.

Set a marble on the floor. If it rolls to one wall, the floor is sloping. Add a musty smell that gets worse in this summer humidity, doors that stick when the weather turns wet, or standing water under the house after a hard rain, and it's worth having someone look.

The good news: a sagging floor doesn't always mean replacing the whole system. I crawled under a Decatur ranch this spring where two companies told the owner she needed a full floor replacement. What she actually needed was one rotted beam fixed, the ground sealed, and a couple of steel columns under the low spot.

You won't really know which one you've got until somebody gets under there and looks. That part is still me.

If there's a back bedroom in your house that smells like a wet basement every August, the smell probably isn't coming from that room.

Air moves up through a house. Whatever your crawl space smells like, the first floor eventually smells like too, faintly, and usually worst over the wettest corner.

The cause is usually simple. Atlanta dew points sit in the low 70s from May into September, and the floor joists under an air conditioned house run cooler than that. Water forms on the wood the same way it beads on a glass of tea on the porch. Those foundation vents that were supposed to dry the crawl space out are what let the wet air in.

Fogging or bleaching the wood without fixing the water buys you about one season. I've crawled into plenty of pretty white crawl spaces with water sitting under the liner.

Late summer is when the phone rings about smell. It's also a good time to get the water work on the fall calendar, while the ground is still workable.

Before you spend a Saturday dragging plastic under your house, a warning from someone who crawls under Atlanta houses for a living.

The five DIY v***r barrier mistakes I keep finding: plastic laid over a water problem it can't fix, thin sheeting that tears in a season, loose untaped seams, coverage that stops short of the walls, and sealing the vents with no plan for our summer humidity.

The one almost nobody has heard of: don't run the plastic all the way up the foundation wall. Your termite company needs a few inches of exposed block up top to check for mud tubes. Cover it and you can void your termite bond.

And the expensive one: last April I found an inch of water sitting on top of a genuinely tidy DIY barrier under a 1948 ranch in Decatur. Taped seams and everything. The plastic wasn't the problem. The drainage was, and the new barrier was hiding it.

Getting crawl space encapsulation quotes in Atlanta and one bid comes in way under the others? Ask what's missing before you sign.

We keep hearing from homeowners who paid for "encapsulation" that turned out to be thin plastic laid over the dirt. It photographs great. Then July humidity arrives, the unsealed seams breathe, and the musty smell is back upstairs.

Worth asking any bidder: does the quote include drainage, or does it just assume your crawl space stays dry? Are the seams taped and the liner fastened up the foundation walls? Is a dehumidifier included, and who's sizing it?

A low bid that skips those isn't a better price. It's less job for the same name, and tearing thin plastic out later costs more than sealing it right the first time.

Floors gotten a little bouncy? Bedroom door that quit latching over the winter? That's usually the crawl space talking.

We hear it every spring after the April rains, mostly from the older ranches around Decatur, Druid Hills, and Kirkwood. Georgia red clay swells in the wet months and shrinks back hard in the dry ones, and the footings under a 1960s ranch have been riding that cycle for sixty years. Add a vented crawl space pulling in muggy summer air, and the wood down there stays damp enough to soften.

The good news: catching it early is the cheap version. A soft spot under one bathroom is a small job. The same problem left alone for a few years can mean rebuilding half the framing.

One honest tip: if a contractor prices your crawl space without actually crawling it, get a second opinion. Nobody can build a real number from the driveway.
