Brandon, our superintendent, is walking you through a Law Firm remodel…and it’s almost finished🏛️

This wasn’t a quick refresh. It was a full transformation, top to bottom. Here’s everything that changed:

🔲 New flooring throughout the entire space: one of the first things that changes how a room actually feels.

🧱 Wall panels installed, plus every wall refinished and repainted. Small detail, but it’s the difference between a space that looks touched up and one that looks brand new.

🗄️ New cabinetry, microwave, and updated electrical: functional upgrades that don’t always get noticed, but make the space actually work the way a modern office needs to.

🪨 New countertops: durable, professional, built for daily use in a commercial environment.

🎙️ A dedicated podcast room with sound absorbing wall panels: this one’s not standard for most office builds. If a client is recording anything, sound quality matters just as much as how the room looks. This room was designed specifically with that in mind.

Some details in this law firm build-out we’re just obsessed with🏛️✨

The vision and design belonged entirely to our client; every detail here reflects exactly what he pictured for his firm.
Our job was to bring it to life precisely.

Sound absorbing panels; because attorney-client privilege isn’t just a legal standard, it’s a design requirement. 

Beautiful countertops in the kitchen and conference room ; a finish that makes the space feel elevated the second a client walks in.

Glass panel office fronts; some framed and set by our own team, giving the whole space that clean, professional look a law firm needs while still allowing natural light move through the entire floor.

No one looked twice at this worn out parking lot. 👀

Cracked asphalt, faded lines, no real signage… the kind of lot people drive past without a second thought. That’s where this project started.

Here’s what’s changed at Markham Park:

🛣️ Milling and repaving: the old, damaged asphalt surface got ground down and removed layer by layer, and fresh asphalt went down over a properly prepared base. This isn’t just a fresh coat on top of the old problem — milling first is what makes a repave actually last.

🅿️ Wheel stoppers installed: small detail, but it’s what keeps vehicles parked exactly where they should be and protects the edges of the lot from wear over time.

🪧 New signage: clear, updated, and built to actually hold up outdoors in South Florida conditions.

They’re the kind of details most people never think about… until the lot looks worn out again in a year because they got skipped the first time.

A client told us we weren’t the lowest bid👀

She looked at me during our walkthrough and said “you’re not the cheapest number I got, and I still want to work with you.” When we asked why, she said the other numbers just didn’t add up. Nobody could clearly tell her what was actually included.

That’s usually the tell.

Here’s something worth knowing before you compare any bids: a lowball number isn’t cheaper because someone found a more efficient way to do the work. It’s cheaper because something got left out. In Florida, that’s almost always one of four things.

Insurance is the big one. A properly insured contractor costs more up front, but that coverage is what protects your property if something goes wrong mid-project. Skip it, and you’re the one exposed, not them.

Licensing is another. An unlicensed sub is cheaper to hire, right up until an inspector shuts the job down and you’re left redoing work you already paid for.

Contingency gets left out constantly. A real bid builds in a buffer for the unexpected; permit delays, material price changes, site surprises. A lowball bid usually doesn’t, which means when something does come up, you’re the one absorbing the cost, not the contractor.

And the subcontractors themselves. Cheaper labor is usually cheaper for a reason, and that reason tends to show up later as work that has to be redone.

Here’s the part that matters most: none of this stays hidden for long. It shows up mid-project as change orders, and by the time the project’s done, that “low” bid is often the most expensive one on paper.

So instead of asking who’s cheapest, ask every contractor the same question: what’s included in this number, and what’s not. That’s the question that actually protects you.

Renovating around live operations isn’t like renovating an empty space.

This project proves it. 👀

This is an animal care facility in South Florida; occupied, active, and full of expensive equipment that can’t be exposed to construction dust or debris while we work.

Here’s what that actually requires:
🛡️ Site protection: every piece of equipment on site gets fully protected before demo or construction begins. In an occupied facility, there’s no room for “we’ll clean it up after.”

💨 Air scrubbers: construction dust doesn’t stay where you want it to. Air scrubbers run continuously to filter airborne particles out of the space, protecting both the equipment and anyone still working in the building.

This is what it takes to build in a space that can’t stop running while we’re in it. We have a plan built around protecting what matters before a single tool comes out.

You signed the lease… now what?

Most business owners think construction starts right away. In reality, there’s an entire preconstruction phase that can make or break your opening timeline.

This is a new Law Firm build-out in South Florida, and before we can install a single finish, here are a couple things that happen behind the scenes:

✅ Existing conditions are verified to make sure the plans match what’s actually in the building. It’s common for older commercial spaces to differ from the original drawings.

✅ Permit reviews and landlord requirements are coordinated before major work begins. Many commercial buildings have separate approval processes in addition to city permits.

✅ Long-lead materials like storefront glass, custom millwork, specialty doors, and lighting are ordered early because some items can take weeks to arrive.

✅ Rough inspections happen before drywall goes up. Electrical, plumbing, HVAC, and low-voltage systems all need to be approved before they’re covered.

✅ Every decision is made with your Certificate of Occupancy in mind, because your business can’t legally open until the space meets the required codes and inspections.

The construction you see is only part of the process. The planning behind the walls is what keeps projects moving and helps avoid delays.
