We just handed over a new room addition in Miami. Take a look at the finished space, and here's what we checked before we started.

1️⃣ Permits and zoning. Miami-Dade and every city inside it have their own rules. We confirm what's allowed on your lot before you spend money on design.

2️⃣ Cooling. A new room needs its own plan. In this project we used a ductless mini-split, so the room has its own temperature control.

3️⃣ Bathroom location. Plumbing has to connect somewhere, so where the bathroom goes affects cost and layout. We decide this early.

4️⃣ How the room connects to the yard. Doors, light, and the path to the patio change how often the room actually gets used.

Every kitchen starts like this: bare concrete, four walls and a lot of "what ifs."

This family in South Miami-Dade knew exactly what they didn't want anymore. They were tired of cramped counters and dark corners, and of a kitchen that couldn't keep up with a busy household.

So we built it back up one layer at a time:

White shaker cabinets that run all the way up, so there's room for everything
A soft gray island where homework, coffee and Sunday cooking can all happen at once
Quartz countertops that wipe clean in seconds

There are a few things about a bathroom you can't judge from a photo. We built one inside our showroom so you don't have to guess. 🛁

Sit in the tub. Freestanding tubs vary a lot in depth and back angle, and the only way to know if one fits you is to lean back in it. Most people are surprised which one they pick.

Open the drawers. A floating vanity looks the same in every picture, but drawer depth and how the plumbing cuts into it change how much you can actually store.

Look at stone in real light. Veining that looks subtle online can look busy at full height, and the other way around. Our shower walls show you how a slab reads across a whole wall, seams included.

Hold the brass next to the wood. Brushed gold runs warmer or cooler depending on the finish, and it shifts again beside oak.

None of this takes long. Bring your room measurements or a few phone photos, and in thirty minutes you'll know which direction feels right. 📐

Picking materials shouldn't feel like homework.

Once the paperwork was signed, this client walked into our showroom and chose everything in one place: flooring, tile, wall finishes, fixtures, cabinets - side by side, seeing how it all comes together before a single thing was installed.

Ten seconds for what actually took months.

Same corner, same arched window, the only thing in this bathroom we kept. The transition is animated from the real before and after photos, so you can see both states from one angle.

You can't pick a countertop from a photo on your phone.

Quartz reads differently under showroom light than it does in your kitchen at 7am. A shaker door in white and the same door in grey feel like two different kitchens when you're standing in front of both.

That's the whole reason to walk a show like this. Put your hands on the samples, compare them side by side, and ask the questions people are usually too polite to ask: what's actually included in the price, how long from deposit to installed, what happens if a cabinet arrives damaged.

No pressure. If you're six months out from remodeling, that's fine. Good planning starts early.

Lisa used to avoid her own bathroom. Dark, dingy, hard to put on makeup in the morning.

She saw the new one as a rendering before anything was ordered: that's when the shower moved and the layout changed. Then she picked every material in our showroom in one visit.

People assume the expensive part of a bathroom is the fixtures. 🔧

Usually it isn't. The tub and the faucets have a price tag you can look up. The cost that surprises homeowners sits behind the tile.

Relocating plumbing for a freestanding tub. A shower pan poured and sloped before a single tile is ordered. Waterproofing membrane across the whole wall - the least photogenic day of the job, and the one that decides whether this bathroom is still sound in fifteen years. ✅

This is the same room we showed you a few days ago. In March it was dark wood, orange walls and a built-in jacuzzi. Only the arched window stayed. 🪟

None of this shows up in a photo of the finished room. All of it shows up in the quote.
