π Mold and Moisture Issues in Texas Real Estate Transactions
The Texas Real Estate Commission (TREC) has increased educational information available to agents and consumers regarding mold and moisture concerns in residential properties.
When a home has experienced water damage that resulted in mold remediation, additional documentation may be required before a transaction can move forward.
In Texas, a licensed Mold Assessment Consultant (MAC) issues the CMDR (Certificate of Mold Damage Remediation) after verifying that remediation has been completed in accordance with the Mold Remediation Protocol.
In some situations:
β’ Insurance carriers may require the CMDR before agreeing to insure a property where mold remediation has occurred.
β’ Mortgage lenders may request the CMDR if mold or moisture damage is noted in a general home inspection report before loan approval can proceed.
Moisture intrusion is often the underlying cause of mold growth. Professional inspections may include moisture measurements, thermal imaging, and laboratory testing to evaluate conditions within the structure.
