We want to be clear about who this belongs to.

It belongs to the crews who set up before the first guest came downstairs and broke down before the last one came back. To the superintendents who treated a hotel lobby like a revenue-producing asset, not a job site. To the owners and operators who trusted us inside buildings that could not afford to close.

Ask a contractor what happens in the first hour on your property. The answer tells you what kind of project you’re buying.

If it’s unloading equipment, they’re treating your hotel like a job site. If it’s walking an Active Hotel Action Plan (AHAP) that was already written. Access routes, guest impact, sequencing settled before arrival. Then they understand your building has customers in it.

You’re not hiring someone to finish rooms. You’re hiring someone to keep the hotel running while they do.

Every renovation budget has a line for construction cost. Almost none have one for the days a room sits offline longer than planned.

That number gets decided in the first week of demo. Open a wall, find something that wasn’t in the drawings, and the schedule either absorbs it or it doesn’t. The difference isn’t luck. It’s whether the crew standing there has the authority to solve what they found, or has to stop and wait on an RFI to be told what they already know.

Ask your GC how they handle discovered conditions before you ask what they charge.

Some projects get labeled impossible after enough companies walk away from them. In our experience, impossible usually just means nobody brought the right plan yet.
