Ignore the carpet. Look at the ceiling.

Carpet, paint and fixtures are cheap to fix and they're what makes a room photograph badly.
Ceiling height and ceiling detail are close to impossible to add after the fact.

Grapevine primary bedroom - ruined carpet in the before, same tray ceiling in both.

Buy the ceiling. You can always replace the floor.

Two backsplashes in one kitchen, on purpose.

The sink wall is display - it's what you see from the whole room, so that's where the slab goes.
The range wall takes heat, grease and steam.

Grapevine kitchen - marble-look slab on the sink wall, subway tile behind the range.

Spend where it's seen. Specify where it's used.

They didn't want the safe answer.

'It's load-bearing' is a description, not a verdict - it tells you the wall carries load, not that the load can't be carried another way.
The real answer is a beam size, a post location, a footing detail and a permit.

The Plano kitchen and dining room - one space now, where a wall used to divide them.

You're allowed to ask why. A good builder will have the drawing.

That ceiling was always there.

Vaulted ceilings disappear when everything below them is dark - the eye stops travelling up.
White paint on the ceiling plane plus a stained beam gives you contrast without losing height.

Grapevine living - both halves tilt up to the same ridge beam.

Before you add square footage, go find the height you already own.

Everyone said gut it.

Demo is the fastest decision and often the most expensive one - once it's in a dumpster, replacing it costs more than restoring it ever would have.
Before we swing a hammer we walk the house and separate three piles: what's genuinely good, what's tired but salvageable, what has to go.

The Grapevine study - the paneling in the finished room is the same paneling from the before shot, just painted.

If your house is fighting you, the answer usually isn't less house. It's a better plan.

The Greatest Portion of Peace of Mind is Doing Nothing Wrong. Those Who Lack Self-Control Love Disoriented and Disturbed Lives

Kindness is invincible, but only when it’s sincere, with no hypocrisy or faking. For what can even the most malicious person do if you keep showing kindness and, if given the chance, you gently point out where they went wrong - as they are trying to harm you

Nothing will ever befall me that I will receive with gloom or a bad disposition. I will pay my taxes gladly. Now all the things which cause complaint or dread are like the taxes of life - things from which you should never hope for exemption or seek escape

Don’t wish it was easier, wish you were better. Don’t wish for less problem, wish for more skills. Don’t wish for less challenge, wish for more wisdom because every adversity brings with it the seed of an equivalent advantage
