What a full AC system replacement actually includes. 🔧

Replaced a complete system in Dallas today — outdoor condenser, indoor air handler, and everything in between. Here’s what “everything in between” means, because this is the part that doesn’t show up on most quotes:

✅ Two safety float switches — they shut the system down before water reaches your ceiling
✅ A proper P-trap on the condensate drain
✅ New supply plenum, not the old one patched back on
✅ New hanging kit for the air handler
✅ New blocking under the outdoor unit so it sits level and stays level
✅ New disconnect and surge protector
✅ UV-rated whip — because regular wire sheathing cracks in Texas sun

Anybody can set a new condenser on the old pad and hook it to the old everything. That’s how you get a brand new system with ten-year-old problems.

AC leaking through your ceiling? This is the part that’s supposed to stop it. 💧

That’s a secondary drain pan — also called an emergency or auxiliary drain pan. It sits under your attic air handler and catches water when the primary condensate drain clogs. It’s the only thing between a backed-up AC and a brown stain spreading across your living room ceiling.

Problem: it’s bare sheet metal sitting in a hot, humid attic, holding water. It rusts. And a rusted drain pan with a hole in it protects nothing.

So on every install we do in Dallas, we rubber coat the pan before it ever goes in the attic. Takes a few minutes and a can of rubberized coating. That pan will outlast the system sitting on top of it.

Nobody checks for this. Nobody asks about it. It’s just the difference between a drain pan that works in year ten and one that’s already rusted through.

💡 Got an attic AC unit? Ask when your secondary drain pan was last inspected — and whether you have a float switch on it.

I bet you can’t fix my AC in 5 minutes.” 😏

Challenge accepted. Challenge... not won.

This compressor wasn’t starting!. So we wired in a temporary booster off the dual run capacitor — black to common, striped to HERM, red to start. Sometimes that’s enough of a kick to get it turning and buy somebody cold air while we sort out the real problem.

Not this time. Flipped the breaker and the scroll internally was broken. That was the loud banging you hear at the end.

That tells us what we needed to know, honestly. A compressor that won’t start even with help is a compressor that’s done. Better to find that out in five minutes than to keep throwing money at it.

They’re not all winners. We tried the short term inexpensive fix first. Sometimes it works and saves you thousands! When it doesn’t, at least you know exactly where you stand.

The best HVAC systems are planned long before the equipment is installed. 🏡

When you’re working on a custom home, there’s a lot more to consider than simply choosing the right-size equipment.

Duct layout. Airflow. Supply and return locations. Equipment placement. Attic space. Accessibility. Comfort.

Getting these details right while the home is being framed can make a huge difference in how the finished home feels—and how the system performs for years to come.

Good HVAC starts with good planning.

The step that decides whether your new AC lasts 15 years or 7. ⏱️

Just set this unit. Before any refrigerant goes in, we pull a deep vacuum on the system to get every bit of moisture and air out of the lines.

Why it matters: moisture left inside mixes with refrigerant and oil and turns into acid. That acid eats your compressor from the inside out. You won’t notice for years — and then you’re buying another system.

We pull the Schrader cores so it evacuates faster, then run it down below 500 microns and make sure it holds there. Holding is the part that proves there’s no leak and no moisture left.

Plenty of installs skip this or rush it. You’d never know from looking at the equipment.

💡 Getting a system replaced? Ask your installer two questions: “What micron level do you pull down to?” and “Do you do a decay test?” A good one will have an answer ready.

You can do this one yourself. All it takes is a garden hose. 💦

Found this condenser caked in dirt and grass clippings. That coil is how your AC dumps heat outside — when it’s packed up, the system can’t breathe, runs longer, costs you more, and eventually overheats and shuts down.

Pulled the top, rinsed the coil out from the inside, put it back together. No chemicals, no pressure washer, no special tools.

Three rules if you try it:
1️⃣ Kill the power at the disconnect box first. Not optional.
2️⃣ Spray from the inside out so you push the dirt back out the way it came in.
3️⃣ Gentle pressure only — those fins bend if you look at them wrong, and bent fins are worse than dirty ones.

Save this for next season. 🔖

This is what’s blowing into your rooms. 😷

Rooftop package unit — coil, compressor and blower all in one box. Pulled the blower access panel and found the wheel caked in dust and debris.

Here’s why it matters: every bit of air in that house gets pulled across that blower wheel before it goes back into the bedrooms. When it’s loaded up like this, you’re not just losing airflow and efficiency — you’re recirculating all of it.

And it’s almost always the same cause. A filter that went too long, so everything it should have caught went straight past it.
