Recently, our Principal Engineer Daniel Joita, P.E. performed a structural evaluation on a beautiful 1986 single-family home in Fayetteville, Georgia (3 bed | 2.5 bath | full basement).
During the transaction, the home inspector noticed the basement walls were bowing and out of level — a red flag that needed immediate engineering attention.
Here's what we discovered:
Two diagonal cracks in the 10-ft tall reinforced concrete basement wall under the garage
The wall had actually fractured and was pushed inward several inches
Root cause: The original garage attic framing was inadequately designed and was transferring excessive concentrated load onto the basement wall below (supporting kitchen floor joists, a structural girder, and roof loads)
