There is a plant growing out of this door frame. 🌱
That’s not a weird one-off. If a seed can root in the base of your door jamb, water has been sitting there for a long time — and wood rot always works the same way. It starts in the bottom six inches, where the jamb meets the threshold and takes splashback, sprinkler spray and standing water.
Here’s the part that gets people: the paint hides it. The paint film bridges right over soft wood and looks fine from ten feet away. By the time it cracks and flakes like this, the wood behind it is already gone. Swipe to slide 3 — that piece came off by hand. No pry bar.
Once it’s that far, filler and a fresh coat aren’t a repair. They just give the water somewhere new to hide. We replaced the whole frame and corrected what was keeping it wet, because new wood in the same wet spot rots right along with the old wood.

“We have gutter guards, so we’re good.” 🌳
Swipe. These gutters had guards. The guards did exactly what they’re built to do: they kept every acorn, cap and twig out of the gutter.
The catch is that all of it stayed on top.
A buried guard can’t do its job. Rain hits the pile, runs across it, and can spill over the front edge instead of dropping into the gutter. That means your fascia, your flowerbeds and your foundation get the water the gutter was supposed to catch.
Live oaks are starting their fall drop right now. If you have oaks over the roofline: → Check your guards every fall and spring → Next time it rains, look up. Water should disappear into the guard, not sheet over the front.
This one’s a clay tile roof in the Memorial area, cleared by hand from a ladder. Nobody walks on clay tile. It cracks underfoot. The homeowner is on a recurring schedule, which is exactly why this never turns into a repair.

Your AC has run almost non-stop since March. The leaf drop hasn’t started yet. The first cool night is still a few weeks out. Right now everything is accessible and nothing is urgent, which is exactly when this work costs the least.

Twenty-five years.

Today we remember the 2,977 people killed on September 11, 2001, and the 343 firefighters, 37 Port Authority officers and 23 NYPD officers who went up the stairs while everyone else was coming down.

Something that doesn't get said enough on this day: the work didn't end that morning. Ironworkers, operating engineers, welders, electricians and laborers were at that pile within hours, and they stayed for nine months — cutting steel by hand, clearing it by the bucket, and carrying people home. A lot of them are sick now. A lot of them are gone.

We're a small crew in Cypress, and what those men and women did is a different thing entirely from what we do. But we come from the same trades. Today we're thinking about them, and about every family that hasn't had a normal September 11th in twenty-five years.

Your exterior paint didn’t fail. The prep did.

Chalky, peeling, sun-bleached siding is almost never a paint quality problem. It’s what happened — or didn’t happen — before the first drop of finish coat went on.

The order that matters:

1. Wash it. Paint will not bond to chalk.
2. Scrape every failing edge back to sound paint.
3. Spot-prime every bit of bare wood you exposed.
4. Caulk every seam and joint.
5. Then, and only then, the finish coat.

Skip that and you get a beautiful house that starts peeling at the edges in about 18 months. Do it and you get six to eight years out of the same paint, in the same Houston sun.

Here’s how to vet anyone you’re about to hire: ask them to walk you through their prep. If the answer stops at “we’ll pressure wash it,” that’s step one of five.

Another day, another Houston business trusting us to keep things running right 🛠️

Today’s call took us to Cypress Pharmacy — always great catching up with their team. But this one had a good reminder built in: everything up top looked completely normal… until we looked closer and found a water stain starting to spread on a ceiling tile.
