Have you noticed spots similar to this on your bathroom ceiling?

Most exhaust fans come with a plastic backdraft damper that sometimes get warped, stuck open or not closing all the way (see pic below). This allows the hot humid air from outside that causing your ceiling to spot and grilles or lights to condensate.

With the weather we have had this Summer, this has been an ongoing problem. We usually add a metal butterfly damper that has a better rate of not failing.

Customer stated they noticed it not cooling as well since the last time they had their yard mowed. Looks like it has been a build up over time.

Had a split of 6* when we arrived and up to a 12* split when we left just from cleaning the coil. Unfortunately the compressor is now doing all it could do.

An annual maintenance and in this case blowing the grass away from the unit could save you from big costly repairs.
