A commercial foundation repair project is rarely as simple as just installing piles.

This building had experienced significant settlement along two sides and a rear corner, with portions of the foundation extending 6 to 7 feet below grade.

The bigger challenge was access. On one side, deep excavation was required along an active parking area. On another, a neighboring building left very little room to excavate or store soil. Inside the building, repairs had to be completed below the concrete slab while the business remained operational.

Ram Jack Chesapeake planned and completed the project in phases, installing driven piles to stabilize the affected areas, and backfilling and restoring each work area as the project progressed. Complex site conditions require careful planning, experience, and the ability to adapt the repair to the property. Some of the most challenging projects happen where machinery simply cannot go.

Ram Jack Chesapeake was retained by a Washington, D.C. architect to replace a thin, broken basement concrete slab and completely rebuild the basement areaway entrance.

The existing areaway walls were failing, so our team temporarily supported the porch above, removed the brick walls, support column and concrete floor, and rebuilt the area from the ground up. The work included:

🔨 New concrete footings
🔨 New concrete block areaway walls
🔨 Drain tile installation
🔨 A new areaway concrete slab
During the project, we discovered that the first-floor support columns were not sitting on footings. We temporarily supported the structure, removed the existing columns, poured new footings and installed new support columns before completing the basement slab.

Every part of this project was completed by hand because there was no access for machinery. The tight Washington, D.C. site also required extensive planning and parking permits to accommodate dumpsters, work vehicles, material deliveries and the concrete pump equipment. Difficult access. Complicated logistics. Extensive structural and concrete work. Ram Jack Chesapeake handled it all and it was done right from the ground up!

Crawlspace Repair Project – Ram Jack Chesapeake

This crawlspace had a variety of issues and was in rough condition when our
team arrived. The main floor had dropped several inches, the center beam was
completely rotten, temporary columns were rusted, insulation was falling down,
and mold was present throughout the area.

Results: Our crew addressed the settlement and made a major, lasting
improvement to the structure.

The project included:

Removing the damaged insulation
Replacing the rotten center beam
Installing new footings and permanent support columns
Remediating the mold
Installing a new v***r. barrier
Restoring overall stability to the crawlspace

This was not an easy job. The crawlspace had a small access opening, low
pipes in the way, and tight working conditions throughout the project, but our
team never shrank from the challenge. The difference is amazing! The space is
now cleaner, stronger, and structurally secure.
