We began this project by demolishing a 2,050 square foot 4 bed/3 bath ranch style single story home down to the stud walls. 80% of the exterior walls were reframed and 90% of the interior walls were moved to reflect the new layout. Two of the existing bedrooms were converted into a master suite with large master bath and walk-in closets. The new design resulted in a three bed/two bath home, including the master suite, and a large integrated living space that encompasses the kitchen, dining area, great room, and an entry hall. New installations were completed for all plumbing, electrical, hvac, and insulation elements.

This project consisted of a kitchen bump-out that was gazebo-styled with a custom double hipped roof, which created the space to add an island and breakfast nook in the remodeled kitchen. Custom rough framing elements included the gazebo-styled roof with five different planes meeting at the ridge and the use of steel seismic shear walls to save space while meeting state code bracing requirements. Interior work included a gas fireplace, entertainment center cabinets, hardwood flooring, new drywall texturing, new recessed can lighting and pendant lighting, new baseboards, door casings and crown molding.

This project began with the clients’ desire to create a better space to entertain large family and friend gatherings. What resulted was a large, open, vaulted ceiling great room with an adjoining large kitchen with its own full size dining nook. The porch off of the great room was also covered by the addition roof, giving more depth to the great room, as this exterior space appears as another room. Many large french doors, windows, and skylights contribute to the open feeling of this space and complete the large impression of the room. Creative engineering allowed for the large interior space to be free of posts or walls, as well as mitigated the need to have any posts supporting the porch roof, thus creating an open, uninhibited view of the back yard.
