How to document water damage before anyone shows up.

If you're dealing with flooding right now and waiting for help, grab your phone and do this:
✅ Take wide shots of every affected room. Get corners, baseboards, and anywhere water is visibly pooling.
✅ Then take close-ups of specific damage, buckled flooring, water lines on walls, damaged belongings.
✅ Open cabinets and closets. Check inside. Take photos there too.
✅ Video works even better. Walk through slowly and narrate what you're seeing. "This is the kitchen, water came from under the sink, you can see it's spread to the living room..."

This documentation helps your insurance claim and helps us understand the scope before we arrive. The more thorough you are, the smoother everything goes.

Not the freeze-and-stay-frozen kind of cold that you prepare for. It's the 45 degrees on Tuesday, 18 degrees on Thursday pattern that catches people off guard.

Your bathroom exhaust fan has one job, and most of them aren't doing it.

That fan is supposed to pull humid air out of your bathroom and vent it outside. But in a lot of homes, especially older ones, the fan either vents into the attic (bad idea) or the ductwork is so clogged that it's barely moving air at all.

Result? All that moisture from showers just hangs around. It condenses on walls, ceilings, and inside the paint. Over time, you get peeling paint, mold growth, and water damage that people blame on "the house being old" when it's really just poor ventilation.

Quick test: turn on your exhaust fan and hold a tissue up to it. If the tissue doesn't stick to the vent cover, your fan isn't pulling enough air.

Small fix now vs. mold remediation later. Your call.
