We’ve been getting a lot of calls from property managers about “mayflies” lately.

In many cases, it’s actually something else. It’s actually non-biting aquatic midges.
The difference matters, because it changes how you approach the problem.

For multifamily properties, this isn’t just a nuisance issue.

Carpenter ants are not just an ant problem.

For property managers, they’re often an early warning sign.

When we see carpenter ant activity, we’re not just thinking about the ants. We’re looking at what may be happening behind the scenes.

It can point to:
→ Moisture or an active leak
→ Damaged or soft wood
→ Entry points around windows, rooflines, or siding
→ Conditions that haven’t been addressed yet

One of our core values at EPM is Lead With Empathy and our Technician Roundtable is a big part of what that looks like.

Quarterly, we get our technicians together and just talk.

No slides. No agenda to work through. Just real conversations about what’s going on in the field, what’s making the day harder than it should be, and where we need to improve.

Some of the best ideas we’ve had have come from those conversations.

Our technicians are closest to the work, they see what’s happening day to day in a way no one else can.
