What are the pros and cons of buying a Modern Tiny Living model vs. going fully custom?

Well, simply put, our models have been time tested and improved with every iteration. They feature what we consider to be the essentials, while also remaining budget-friendly and supremely mobile.

Because they're standard models, we stock more of the needed supplies and lead time can be faster. You can, of course, still customize the model (to a degree) to your specifications to ensure it meets the priorities, design theme, and budget you're shooting for.

Nothing will be as flexible as the blank canvas of going fully custom, but going custom with MTL adds quite a bit of time to the timeline, as we want to get your dream home designed perfectly for YOU. Due to the substantially higher man-hours required for custom homes, the costs are also measurably higher (around 25% or so).

It really comes down to what YOU want, and we're happy to chat it through with you.

There is no tiny kitchen out there that can best our Bison build for a Sunday brunch!

There is plenty of space to pull up chairs to the high top, counter space for food and coffee, and all the appliances needed for a huge spread 🥓 🍳 ☕

Cocoa is a little 20 ft. Mohican build that really functions wonderfully as a getaway home, road warrior, or AirBnB.

Built to only be a vacation/travel residence, Cocoa is light on the appliances and amenities but big on design. Its simple, cabin-like aesthetic would be great for a hunting cabin or a little hiking retreat in the mountains.

When it comes to options that we UNIVERSALLY recommend, it will most always be windows and/or skylights. If it's not in the budget, we always suggest people save up for a longer - they make that much of a difference.

There is nothing that adds the feeling of more space, especially to a loft, than a skylight. If you're going to be living that loft life, we really recommend adding skylights to the budget. Sunsets, sunrises, and stars galore. Mid-home skylights are also wonderful additions.

Even at our little dining table there, you'll see two variations of that area with our Kokosing builds. In The Bond here, you'll notice the window extends down to be flush-ish with the beautiful concrete table. In our other, less expensive Kokosing builds, we have windows that are quite a bit smaller. It saves on cost, of course, and for some the reduction in cost is worth it. But for most, you'll be much, much happier with as many windows as your home can safely allow (while maintaining its structural integrity, of course).
