"What was king in the '50s? The automobile."

That's Tony Celebrezze, Deputy Director of the City of Columbus Department of Building and Zoning Services, on why the city's zoning code looks the way it does. The code was put into place in the mid-1950s, and the city is now reviewing a draft update. Tony and Mark Dravillas of the Planning Division talked through that history and the proposal on the Arcfluence Podcast.

Zone In Phase Two is the city's public review draft for more than 70,000 parcels, and comments are open through October 24.

Hot tub, pool, outdoor kitchen, oh my!

The pool takes center stage in this Clintonville backyard design, with lounge chairs along one edge and a timber-framed pavilion over the outdoor kitchen and a sitting area. To make room for all of it, the plan rebuilds the old garage in a new spot, and the new garage is designed to pull its weight: pool equipment, storage and a bathroom for when everyone’s outside.

From the street, the only planned change is a new porch.

The Heritage Home Addition is still in design.

The storefront is the window display.

Our interior fit-out for Ticknors at Polaris Fashion Place widens the storefront glass, so people walking by can see past the mannequins to the suits and stacked shirts deep inside. Service space is trimmed back to give the sales floor more room, and the previous tenant’s fitting rooms stay, now circling a lounge under a chandelier.

We’re getting more requests from lake-home owners who are spending more time there and want extra space to host family and friends.

For our Lake House Addition at Apple Valley Lake in Howard, Ohio, that means a wraparound deck connecting the front of the property to the rear, plus a new primary suite that opens up lake views from inside.

At Hideaway Hills, curb appeal gives way to lake appeal.

The site falls toward the water at nearly 45 degrees. A 3D site scan gave us the terrain accurately enough to let the architecture work with that slope instead of fighting it.

The house holds high at the arrival side for main-level access, then opens toward the lake across two principal living levels. A two-tier deck extends that experience outdoors, with room for a future accessible route down the hillside.
