Attic Spaces & Ventilation 101

Did you know your home is in a constant battle against the exteriors elements to keep you comfortable?

You might think it’s a rhetorical question, however many homeowners over look this. It’s often forgot but your attic is a vital key to homes defense system against weather.

The attic is the ventilation for the dwelling. A properly ventilated attic will produce a chimney effect better known as the power of convection. Pulling cooler air from below at the intakes and pushing out the hot, moist air through the exhaust. Attics also utilize the wind effect which creates a vacuum for hot air to be pulled out the attic when wind flows over your ridge ventilation. For these two to occur properly you need a 50/50 balance of NFVA between intake and exhaust.

Dangers of Improper Ventilation?

1️⃣ Moisture is the homes number one enemy. Mold, rot, mildew, paint blistering and ineffective insulation all result from moisture control issues.

2️⃣ Excessive energy use. Heat unable to escape the attic can reach up to 150 degrees. This causes shingles to blister, damage roof sheathing/decking, and even radiate down into the living space.

3️⃣ Voided Warranties - did you know most manufacturers void your warranty when the home is not properly ventilated. Avoid the void 🚫

The bottom line is ventilation is one of the most important areas of home maintenance to stay on top of. If you suspect poor ventilation in your attic space do not hesitate to reach out to me for an evaluation.
