Its the season for sump pumps! This rental property was starting to get water in the basement due to our recent weather....

Its the season for sump pumps! This rental property was starting to get water in the basement due to our recent weather. Water was coming in through a previously patched crack, where the the crack continued and was allowing water to come in below the floor/foundation and seeping up between the floor and the wall.

After marking our pump location and area for directional drainage, the concrete was wet cut and removed.

Once the concrete was removed, we began to excavate with a negative slope from each direction in this “L” drainage section; To our 4 foot deep catch basin where the sump pump would be located.

Our corrugated pipe was then placed with perforated pipe spanning the entire trough, and entering the sump pit. 1 inch clean rock was then placed to grade at a minimum of 4 inches deep and compacted.

DMX AG Dimpled Foundation Wrap was placed under the rebar, on top of the rock base. This membrane was then flexed vertically onto the wall to allow any future water that could potentially enter the basement to seep between the membrane and the wall, through the rock, to the perforated pipe, and eventually to the sump pump.

Once the preparation was complete, the concrete was replaced and as it cured we installed the 1/3hp sump pump and plumbed it through our core drilled hole.

1.5inch pvc carries invasive water through the wall, under the sidewalk, and away from the house; completing our solution to preventing unexpected and unwanted basement flooding.
