An Improvement Location Certificate (ILC) can be the right product for a real estate closing, refinance, or title-insurance review. 👍

An ILC shows the approximate relationship of visible improvements to the deed lines described in the property record. 📃

‼️What an ILC does NOT do is establish exact property corners or provide boundary evidence for placing a fence, addition, wall, or other improvement. For work that depends on the precise location of deed lines, a boundary retracement along with a Land Survey Plat, Improvement Survey Plat, or ALTA/NSPS Land Title Survey will be needed. ‼️
