Client called about water on the floor around the washer/dryer. Inspection found a water line failure with a micro leak. (Photos in comments) Check your fittings for bulbous sections occasionally, this line wouldn’t have lasted much longer and a micro leak would have quickly turned into a 4-6 gallon per minute leak that would most definitely be a destroyer of things. Luckily this home owner noticed in time before they had inches of water on the floor!

Does your lamp post look like it’s stuck in the past?

This homeowner was ready to replace an aging, outdated lamp post with something that better matched their home and landscaping.

When we removed the old post, we found it was set only about 18 inches into the ground with no proper footing. To ensure the new installation would stand the test of time, we excavated the area and installed a 12-inch diameter concrete footing approximately 4 feet deep before mounting the new post.

The result is a clean, elegant upgrade that not only looks better but is built on a much stronger foundation.

Next up, the homeowner can customize the area around the base with landscaping options such as decorative stone, mulch, flowers, or a planter box to really make it stand out.

Did you know that a rocking toilet can allow wastewater to seep beneath the floor?

The homeowner noticed a small amount of water in the basement and called us to investigate. After pulling the toilet, we discovered a failed wax ring and extensive water damage around the toilet fl**ge.

Over time, even a small leak can work its way into the subfloor with little to no visible warning inside the bathroom. In this case, the damage had progressed far enough that sections of the floor were severely rotted and had to be removed.

The photos show exactly what we found during the inspection:
• Failed wax ring and staining around the fl**ge
• Water damage visible from below in the basement
• Severely deteriorated subfloor surrounding the toilet

Because this bathroom already had multiple cracked floor tiles, the homeowner decided to replace the entire bathroom floor from the joists up.

If your toilet rocks, loose tiles are developing around it, or you’re seeing unexplained staining below a bathroom, it’s worth having it inspected before a small issue becomes a major repair.

Client lost power to their small addition off the back of the garage. The visible supply line had power but no power to the first outlet in the circuit. Upon further inspection, something had made a nest inside the wall and chewed thru the wire, arcing the conductors on a framing nail. The breaker didn’t trip, this could have been a home destroying fire! They were very fortunate to not lose everything. I was able to remove the bad wire and fish in new wire, making the connection in a new D box and restoring the power to the addition.

Some strong wind whipped this screen door all the way open and smashed a hole in the cement board at a new clients home....

Some strong wind whipped this screen door all the way open and smashed a hole in the cement board at a new clients home. The client fixed the door system but just wanted me to do a patch job with wood paneling for the hole that he will paint to match. He was very pleased with the nice flush patch job and asked for an estimate to replace the back deck.
