"This was one of the worst roofs I've ever been on. It was neglected for way too long." – Shawn
Swipe through and you'll see why. From the drone, the old roof on this Cleveland warehouse had standing water sitting in the low spots, patch on top of patch, and plants growing right out of the surface.
Here's how we brought it back:
1. We tore the old roof off section by section, all the way down to the steel deck.
2. We replaced extensive amounts of rusted-out steel decking. The inside photos were taken during the tear-off. Once the old roof came off, sunlight poured through hundreds of holes in the deck above the inventory and the overhead crane.
3. We installed Carlisle polyiso roof insulation over the solid new deck.
4. We finished it with a new 60 mil Carlisle TPO membrane.
In Shawn's words: "We had to replace extensive amounts of steel decking to get this one back to good condition."
A word to building owners: this didn't happen overnight. Roofs like this almost always start as a small leak somebody meant to get to. Water keeps working on the steel underneath, and a repair turns into a structural deck replacement. If you've got a drip, a stain or water that won't drain, have someone get up there early.
