The most expensive sentence in remodeling is probably "we'll figure it out during construction."

Most budget blowouts and timeline delays come down to the same thing: the design and the build weren't coordinated. A cabinet size that doesn't fit the plumbing rough-in. Tile ordered before the subfloor was checked. Lighting planned with no thought to the electrical panel.

None of that is bad luck. It's what happens when the designer and contractor aren't working off the same plan.

Remodeling in Florida comes with a few extra things to think about, and this is where a good designer-contractor team really earns its keep.

Humidity affects your material choices. Salt air wears on certain finishes. Building codes here are strict for good reason, especially around electrical, plumbing, and storm protection.

A designer might pick a gorgeous material that won't hold up in a Florida bathroom. A contractor who's in the loop from the start will catch that before it becomes an expensive mistake.

Here's something most people get backwards: they hire a designer, fall in love with a plan, and then call a contractor to price it.

That's when the problems start. The design might not work with your home's structure, the budget, or Florida building codes. Then it's back to the drawing board.

Generators are engines, and engines are loud. Some neighborhoods have rules about when you can even run one. And if you have ever tried to sleep through a generator humming outside the bedroom window, you know.
