A good subfloor reset. Any house build of ours gets a good subfloor sand post drywall and priming. We can't take the credit for this since it was Joel McIntosh who did this quite a few years ago and posted the video on here. Since then we do this on all of our house builds. It's easier than scraping and really brings the subfloor back to a clean stage. It saves time on the floor with the belt sander. We do still hit any high seams with the belt sander but in less than 4 hours you can have 2000 SQ ft sanded and ready for a quick broom. Even with the best subfloor on the market the elements and dirt beat the top layer up. This helps remove any loose osb strands, stuck drywall compound, dirt, concrete pieces, and texture taking it back to a smooth subfloor.

Starting to get some concrete around the house. Rear patio and kennel pad all poured and then cut today. The guys prepped and got bar down for the front driveway and ready to pour as soon as they have a dry day.

Worked through the weekend to get texture hammered out as much as we could. Normally we go with a light orange peel on the ceiling and smooth walls. The client requested orange peel on the walls so we did a medium on the ceiling and light in the walls. As accustomed as I am to smooth walls I didn't mind the end result of light in the walls.

I was listening to the Shawn Ryan podcast episode with Mike Row today and their conversation on dirty jobs came up. I started thinking about the guys that no one talks about in the trades. One of those guys and gals are the warranty service teams. Now I'll admit this is a hit and miss department from my experience. Either service is really bad or really good. Either service goes straight to blaming the installer or they fix the problem in front of them.

Now you probably ask why the picture of the Pella Eastern Iowa service van? Well we have had to warrant a Pella product twice. Both very minor manufacturing issues. Both remedied in shirt order by two very punctual, courteous, and knowledgeable service individuals. This time we just had a latch that was skewed and instead of trying to get the stripped out screws removed ourselves and make the matter worse we had Pella warrant the issue. The service install came in the window they were scheduled for, they called ahead of time, and they handled the problem with ease. There was zero he said she said. No blaming the delivery guys. No blaming the installer. They removed the stripped screws, installed a new latch, test fit the handles, and got the door operating again. This is the kind service we have come to expect from our partners at Pella Windows and Doors.

Thanks guys again for all you do! You keep the doors closing and the windows opening!

Busy day at the next build. The concrete guys returned to throw area wells in and the excavator started backfilling and building a driveway.

We continued plugging away at the other project sanding drywall as we prepare for texture, priming, and ceiling painting.

Jobsite cameras yes or no? We used to never use cameras on jobsites when we first started out. We had way too much trust. Unfortunately between stolen trailers, stolen materials, trespassing on site, and overall monitoring a site after hours cameras have become a must for us. We recently upgraded to two cameras which has been nice because we can monitor two different angles on one site or two sites separately. We really love the Arlo Smart Home Go 2 for cellular use. The cost of the service is pretty minimal compared to other cameras and with our cell provider the cameras were free. Add a solar panel to each camera and you are good to go! Knowing our equipment is being protected as well as our clients investment.

With a bit of rain coming from Thursday night and Friday morning things got shifted around and the remaining basement floor went in at the new build. Next week the excavator can focus on backfilling and working on the garage grading.

It was a hot one but the concrete guys got the lower simulator room poured and foam up on the foundation walls. Working down in the basement was like a sauna. We are looking at a cool down later this week so that's perfect for the remaining basement. Get the basement poured and the house backfilled and we can move our attention to the garage portion.
