What’s The Difference Between An Estimate And An Invoice?

Many people use the terms interchangeably, but they serve different purposes.

đź“‹ Estimate
An estimate is a projection of the work to be performed and the anticipated cost.

Think of it as:

“Here’s what we expect the project will involve.”

⸻

🧾 Invoice
An invoice is issued after work has been completed (or according to agreed payment terms) and reflects the amount due.

Think of it as:

“Here’s what was completed and the amount owed.”

⸻

Simple Example

đź“‹ Estimate:
Roof moss treatment – $500

Customer approves work.

âś… Work is completed.

🧾 Invoice:
Roof moss treatment – $500
Sales Tax – $XX.XX
Total Due – $###.XX

⸻

Homeowner Tip

đź’ˇ Always review an estimate carefully before approving work.

Understanding what is included helps avoid surprises later.

🏠 Transparency Tuesday

A question we occasionally hear:

“Why do service companies use service agreements?”

The simple answer is clarity.

A service agreement helps everyone understand what work is being performed, what is included, and what to expect before the project begins.

For homeowners, it helps avoid surprises.

For service providers, it helps ensure everyone is working from the same understanding.

A good service agreement isn’t about complicated paperwork—it’s about communication.

When everyone understands the scope of work, expectations, and responsibilities, projects tend to run more smoothly for everyone involved.

❤️ Education First. Transparency Always.

🏠 Did you know we share weekly homeowner tips?

Every Monday in our OMI Exterior Maintenance Education group, we post simple maintenance checks homeowners can do around their property.

From checking outdoor water spigots to spotting early signs of roof and gutter issues, our goal is to help homeowners stay informed and proactive.

📚 This week’s Must Do Monday: Check your outdoor water spigots for leaks, corrosion, rust, and signs of water damage.

Because sometimes a 5-minute inspection today can help prevent a bigger repair tomorrow.

❤️ Education First. Transparency Always.

🏠 A question we get asked a lot…

“Why is the first roof treatment more than the maintenance visits?”

The first visit is usually the biggest because we’re addressing what’s already there—moss, debris, and buildup that may have accumulated over time.

Once the roof is under control, future visits are often focused on maintenance and prevention.

🌱 Get it under control.
âś… Keep it under control.

🛑 SAY WHAT? WEDNESDAY 🛑

Did you know moss doesn’t just sit on your roof… it HOLDS moisture? 🌧️

When moss absorbs water, it expands like a sponge. Over time, that expansion can begin lifting the edges of shingles, allowing moisture to work its way underneath the roof system.

In the PNW, constant moisture + moss buildup can contribute to:
🏠 Shingle lifting
đź’§ Trapped moisture
🌱 Faster moss regrowth
🪵 Premature roof deterioration

That’s why roof maintenance matters.

At OMI Exterior Maintenance, we focus on maintenance-based treatments designed to help slow regrowth while protecting the integrity of your roof. We avoid aggressive scraping whenever possible because preserving the life of the shingles is important. 🙌

Nature + time + proper maintenance goes a long way here in Washington.

HAPPY MEMORIAL DAY🇺🇸
At OMI Roof Maintenance, we do NOT aggressively scrub roofs covered with lichen algae — and there’s a reason why.

Lichen algae attaches deeply into the surface of shingles, especially on aging roofs. While aggressive scrubbing may remove discoloration faster, it can also remove protective granules, weaken shingles, and shorten the lifespan of the roof.

Our approach is different.
We apply a professional treatment designed to kill the lichen and algae at the root, then allow time, rain, sunlight, and natural weathering to gradually break down the staining over time.

Yes — the discoloration can remain visible after treatment for a while.
That does NOT mean the treatment failed. It means we’re choosing a safer method that prioritizes the integrity of your roof instead of forcing immediate cosmetic results.

Could harsher methods make it disappear quicker? In some cases, yes.
But our professional recommendation — especially on older roofs — is usually NOT to aggressively scrub the surface.

Protecting your roof long term will always matter more to us than chasing instant results.

Protecting what matters most.

Something we like educating customers on is that not every darker area on concrete means it’s still dirty.

As sidewalks age here in the Pacific Northwest, the surface starts wearing differently in certain spots. Some areas become more porous, expose more aggregate, or hold moisture differently — which can make the concrete look darker from far away even after cleaning.

Our goal is to remove the organic buildup, algae, moss, and grime while being honest about the natural aging of the concrete itself. That’s the difference between realistic results and false promises.

Clogged gutters might not seem like a big deal… until they are.

When gutters fill up with debris, water has nowhere to go.
That can lead to overflow, roof damage, and even issues around your foundation.

Our gutter cleaning service is designed to:
âś” Remove buildup by hand
âś” Flush downspouts
âś” Make sure everything is flowing properly

It’s a simple service that protects a lot more than people realize.

We always keep it real—this is maintenance, not a repair.
But staying on top of it can help prevent bigger problems down the road.

We’ve had a lot of homeowners ask us…

“Does the moss just disappear right away?”

Short answer — no. And we’ll always keep it real with you.

Moss takes time to break down after treatment, and that’s completely normal.

What matters is that it’s being properly removed, treated, and maintained so it doesn’t keep damaging your roof.

That’s exactly what our Full Moss Treatment is built for.

We’re big on making sure you understand the process — not just selling a service.
