We really enjoyed working on the Pearis Laundry Co project this past spring. Originally a physical therapy facility, the space was completely transformed to a modern, fully-attended laundromat in just six months! 🫧

We installed dedicated circuits for 28 commercial washers and dryers, including individual motor switches for every machine. We converted existing fluorescent lights to LED and installed 0-10V dimming for precise lighting control. Occupancy sensors were installed to improve building efficiency by automatically lowering light levels when no customers are present.

Due to the increased power demand of the new facility, we had to install a larger 400-amp service with two parallel runs of 200 amps. We installed over 300 ft. of rigid steel conduit along the building roof to get the power across several businesses without destructive wall drilling.

We are excited to be finishing the trim-out of the beautiful horse barn off Mt. Tabor Road.

LED shop lighting really pops on the blue ceiling and will keep the busy space well-lit and safe. Lutron Caseta wireless switches will allow our client to control the lighting from anywhere in the building.

Another unique feature of this space is the one-piece hangar-style garage door, which allows for much larger vehicles to enter the building. Although hydraulic-powered, 240V electrical power is required to run the motorized pump that pressurizes the hydraulic fluid.

In the panel room, we prepped the wiring for a powerful tankless water heater, which only consumes power when hot water is needed. This efficient system will reduce the overall electrical usage and will be much appreciated on chilly winter mornings.

Our favorite part is the original grille assembly from our client’s fully-restored 1960’s-era Ford Bronco mounted above the front door. Zach sourced original 12V bulbs and sandblasted the headlights to give them a foggy appearance. We think it’s the perfect finishing touch on this impressive and functional space!

We recently wrapped up an extensive project in the heart of downtown Blacksburg. We worked with Real Property Management Insight to overhaul the aging electrical system in the apartments located behind Hokie House.

We replaced the breaker panels in 8 units and installed new 4-wire oven circuits. The exterior service was a jumble of individual meters and exposed electrical cables, so we pulled it all down and started from scratch. We ran modern 4-wire circuits to each unit, installed a main meter bank with separate disconnects for each unit, and enclosed all cables in rigid steel conduit.

This project required several updates to comply with the National Electric Code, such as installing the main breakers on the outside of the dwelling, instead of inside the breaker panel. Exterior disconnects are required by the NEC to allow firefighters and first responders to instantly cut power to a home from the outside during an emergency. Code also requires all 3-wire 240V circuits be replaced with 4-wire circuits, to lessen the risk of ground faults and electrocution.

Code changes are tricky but always worth it in the end to have a safer home or workplace. We think it turned out pretty good 😍

We recently completed the rough-in for a horse barn in Blacksburg. The 200 amp service will power LED shop lights, an RV hookup and hydraulic garage doors. EMT conduit keeps all the wiring safe from curious horses and extreme weather conditions.

Our favorite project of all has been restoring and custom-wiring a first-generation Ford Bronco grille assembly to mount on the front of the barn. Zach sourced the original headlamps and turn signal bulbs and will be sand-blasting the glass to give the lights a foggier appearance. Installing a DC power supply will allow us to wire standard 120V AC power to the assembly.

We love that the homeowner has meticulously restored her classic Ford Bronco and wanted to highlight the original grille in a unique way. We can’t wait to share the after pictures— stay tuned! 🚙

We post a lot of cool light fixtures and impressive conduit runs, but did you know we also replace fan motors, actuators, and other electrical parts?

We recently spent some time at Flying Fur replacing a commercial barn fan motor to restore ventilation to their indoor play yard. Replacing just the motor is more cost-effective than replacing the whole fan assembly, and it should last another 20 years! Our furry supervisor was tough but very cute 😂

One recent client had a 17-year-old motorized skylight that had stopped functioning, and new skylights were $2,500+. We determined that the transformer had gone bad, and replaced that part for a fraction of the cost.

Another client’s greenhouse window shutters were not opening when the fan turned on. We tracked down the manufacturer and ordered a new custom actuator, which restored the window’s functionality.

This work isn’t always glamorous but we enjoy solving problems and repairing cherished items back to full working order. Each day is different and challenging and that's why we love the work. Does your electrician work this hard for you? ⚡

Throwback to January when we gave the Mellow Mushroom back bar an LED makeover! The existing LED tape was from 2014 when Mellow first opened its doors, and was sagging in some spots and dark in others.

We installed 36 feet of new waterproof LED tape along with new electronic drivers to replace the old magnetic transformers. Unlike standard LED tape, waterproof tape has a flexible silicone diffuser that completely encapsulates the diodes, and can even be submerged under water permanently. We chose this added layer of protection for long-lasting quality through bumps, spills and whatever else the next 12 years will bring! 🥂
